Not every pool is worth the same
Pool homes here range from a small plunge pool on a patio-home lot to full infinity-edge setups overlooking Lake LBJ or one of the golf courses. Saltwater systems have mostly taken over from straight chlorine because they’re easier to maintain, and a lot of the higher-end homes pair the pool with a heated spa so it’s usable outside of peak summer. What I check before a client gets attached to a listing: the condition of the pump and filtration equipment, whether the deck has any cracking from Hill Country soil movement, and whether the pool is original to the house or a later addition — that changes how I evaluate the rest of the maintenance history.
Where pool homes sit in Horseshoe Bay
Location drives a lot of the pricing. A pool on a golf-course lot along one of the resort’s Horseshoe Bay communities — Applehead Island is a good example — commands different money than the same pool a few streets back from the water. If you’re weighing Horseshoe Bay against nearby options, Marble Falls and the rest of the Highland Lakes also have pool inventory worth comparing, just with a different price-per-square-foot depending on the specific lake and community.

Buying a pool home isn’t just picking the house — it’s making sure the pool itself is an asset and not a future expense. I connect clients with a pool inspector separate from the general home inspector, confirm what the HOA or POA allows for future renovations (some Horseshoe Bay communities restrict deck materials or fencing), and factor realistic upkeep costs into the offer conversation so there aren’t surprises after closing.
