Home Inspection Checklist for Texas Sellers

This home inspection checklist for Texas sellers covers what buyers’ inspectors actually look at, room by room and system by system. Working through it before you list helps you avoid renegotiations, catch small problems before they become big ones at the negotiating table, and show buyers the home has been well cared for.

I’m Robbie English, REALTOR and Broker, with Uncommon Realty. Here’s the checklist I walk my own sellers through before their home ever goes live.

Exterior:

  • Confirm grading and drainage slope away from the house.
  • Check for standing water or leaks near the foundation.
  • Inspect the roof for damaged or missing shingles.
  • Clean gutters and downspouts and make sure they direct water away from the structure.
  • Examine siding and trim for damage or decay.
  • Verify all exterior doors and windows open, close, and lock properly.
  • Test exterior lighting and replace any bulbs that are out.

Interior:

  • Test all smoke and carbon monoxide detectors and replace batteries if needed.
  • Make sure all windows open, close, and lock smoothly, and check for broken seals or cracked glass.
  • Inspect walls and ceilings for cracks, nail pops, or water stains.
  • Check all doors for proper alignment and operation, and adjust or repair as needed.
  • Test all light fixtures and replace burnt-out bulbs.
  • Look at flooring for damage or excessive wear, and repair or replace where needed.

Plumbing:

  • Check for leaks under sinks and around toilets.
  • Confirm faucets have adequate water pressure and correct hot/cold orientation.
  • Inspect toilets for stability and proper flushing.
  • Test showerheads and tubs for leaks and proper drainage.

Electrical:

  • Verify all outlets and switches function correctly, and replace any damaged cover plates.
  • Test GFCI outlets in kitchens, bathrooms, and exterior areas.
  • Make sure the electrical panel is accessible and labeled accurately.
  • Have any exposed wiring addressed by a licensed electrician.

HVAC:

  • Replace air filters in heating and cooling systems.
  • Test the thermostat for proper operation.
  • Make sure all vents are unobstructed and clean.
  • Schedule a professional service if the system hasn’t been maintained recently.

Appliances:

  • Test all built-in appliances to confirm they’re operational.
  • Clean appliances thoroughly inside and out.
  • Have appliance manuals ready to hand off to the new owner.

General:

  • Declutter all rooms to give the inspector easy access.
  • Secure pets or remove them from the property during the inspection.
  • Provide clear access to the attic, basement, and crawl spaces.
  • Make sure all utilities are turned on for the inspection.
