Most of what shows up when you search for real estate trends is pulled from national data sets and rewritten into generic advice. It won’t tell you which Georgetown subdivisions are seeing multiple offers, which price bands are sitting longer than they should, or where a listing is priced $20,000 too high for what it’s actually worth. Georgetown moves differently than Austin, and it moves differently than the national numbers you’ll find on Zillow or Redfin’s blog.
I look at inventory levels, days on market, and buyer demand by subdivision and price range, not just city-wide averages, because that’s the level of detail that actually helps you decide whether to write an offer today or wait a month.
