Selling a house as-is in Cedar Park, without making repairs or updates first, is a real option, and it doesn’t have to mean a lowball offer or a difficult sale. I’m Robbie English, REALTOR and Broker at Uncommon Realty, and I’ve helped a good number of Cedar Park sellers go this route successfully. Here’s how it actually works.

  • Texas law requires disclosing known material defects regardless of whether you’re selling as-is.
  • Investors and fixer-upper buyers actively look for as-is listings, so the buyer pool isn’t as thin as sellers often assume.
  • Pricing an as-is home correctly means accounting for what buyers will assume repairs cost, not just current condition.

What “As-Is” Actually Means

Selling as-is means you’re not making repairs or upgrades before the sale, and the price should reflect the home’s current condition. It doesn’t mean you can skip disclosure. Texas law still requires you to disclose known material defects through a Seller’s Disclosure Notice, and buyers still have the right to inspect the property, even if you’ve made clear you won’t be doing repairs based on what they find.

In practice, that might mean an HVAC system near the end of its life, older carpet, or a documented past foundation repair. You disclose those things honestly and price the home to account for them, rather than replacing or fixing them yourself.

Who Actually Buys As-Is Homes

Not every buyer wants a move-in-ready property. Investors looking to fix and flip or hold as rentals actively search for as-is listings, and some owner-occupant buyers specifically want a discount in exchange for taking on the work themselves. If your home needs cosmetic attention only, you’ll likely draw DIY-minded buyers too. The buyer pool for as-is homes in Cedar Park is real, it just requires marketing the property to the right audience instead of the general market.

As-Is Doesn’t Mean Do Nothing

Selling as-is doesn’t mean the home should look neglected. Decluttering, a deep clean, and basic yard cleanup all help buyers see the home’s potential, even when they know work is coming. “As-is” doesn’t mean unmarketable. It means the marketing has to speak to the right buyer: honest photos and listing copy that frame the home around opportunity and location rather than pretending it’s move-in ready. You don’t need every buyer to look, you need the right ones to.
