Since the 2024 changes to how agent compensation works nationally, it’s no longer standard for a seller to automatically split a set commission with the buyer’s agent through the MLS — that’s now negotiated directly, though many Texas sellers still choose to offer a buyer’s-agent contribution to keep their listing competitive. Whatever you agree to, it should buy real strategy: pricing built on current data, active marketing, and skilled negotiation — not just a listing sitting on the MLS.

Closing costs: the part people forget

Buyers typically carry the heavier load on closing costs in Texas, but sellers don’t walk away without contributing. Expect to cover:

  • Title insurance (customarily paid by the seller in Texas, though it’s negotiable)
  • Escrow fees
  • Document preparation and recording
  • HOA transfer fees, if applicable
  • Any outstanding liens, taxes, or prorated items

Closing costs in Marble Falls generally run 1% to 3% of the sale price. Combined with commission, total selling costs typically land between 6% and 10%.

Should you stage, paint, or repair before listing?

If you’re selling your primary residence, you may qualify for the federal capital gains exclusion — up to $250,000 for individuals and $500,000 for married couples filing jointly — but you’ll need to meet the IRS’s ownership and use tests to qualify. Are buyer incentives worth offering?

Sometimes — it depends on the market and your goals. If you’re trying to sell quickly or attract first-time buyers, incentives like closing cost assistance or a home warranty can help. If your home is in high demand, you may not need to offer anything extra. I’ll evaluate the real-time conditions around your specific property before recommending either way.

Other costs to watch for

  • Loan payoff and any prepayment penalties
  • Repairs negotiated during the option period
  • Concessions from the buyer’s inspection
  • A temporary lease-back if you need to stay in the home after closing

Adding it up

In most cases, expect: roughly 5-6% for commission (now negotiated rather than fixed), 1-3% for closing costs, possible minor repairs, loan payoff, and any incentives you choose to offer.
