Highland Haven Home Prep Checklist Before Listing

Preparing a house for sale in Highland Haven takes a slightly different approach than a typical subdivision. Highland Haven, a Lake LBJ community of under 500 residents in southwestern Burnet County, has its own rhythm when it comes to what buyers actually notice first. Buyers here are often comparing lake access, dock condition, and outdoor living space as much as they’re comparing interior finishes, so preparation needs to account for that. This is the overall checklist I walk every seller through before we go deeper on any one piece of it.

Start with a pre-listing walkthrough

A pre-listing inspection, or at minimum a careful walkthrough with your agent, catches issues before a buyer’s inspector does. That gives you the choice to fix them on your own timeline instead of scrambling under contract. Pair that with the basics: declutter every room, deep clean top to bottom, and take care of small repairs that have been sitting on a list somewhere, a sticking door, a running toilet, a burnt-out bulb. None of it is glamorous, but it’s the fastest way to remove doubt from a buyer’s mind.

Decide what’s worth fixing before you spend real money

Beyond the basic cleanup, sellers often want to know whether a bigger project, new flooring, updated fixtures, a kitchen refresh, is worth doing before listing. Curb appeal on the water

First impressions start before a buyer opens the front door. If your dock or shoreline needs attention, or the landscaping has gotten away from you, that’s worth addressing early since lake access is often the first thing a buyer evaluates. Staging that fits how buyers actually use a lake home

Empty rooms make it hard for buyers to picture themselves in a space. Staging that plays up outdoor living areas and lake views tends to resonate more here than staging built around a generic formula. I work with stagers who understand what Lake LBJ buyers respond to specifically.

Get your disclosures in order early

Texas requires a written Seller’s Disclosure Notice, and Highland Haven’s waterfront and near-water properties have a few extra items to get right, flood zone status and flood pool disclosures specifically, since Lake LBJ is a constant-level lake managed by the LCRA. Photography and marketing

Because Highland Haven itself doesn’t generate a deep pool of recent sales, I price against the broader Lake LBJ market, including Meadowlakes and Granite Shoals, and weigh your home’s specific lake access, dock rights, and lot elevation.
