Here are the Liberty Hill home selling tips I actually give my own clients — not generic advice you could apply to any city, but specifics that matter because of how fast this market has grown. I’m Robbie English, REALTOR and Broker at Uncommon Realty.

  • Price against current comparables and nearby new construction, not last year’s numbers.
  • Fix the small stuff — loose hardware, chipped paint, worn caulk — before listing, not after an inspection flags it.
  • Declutter and depersonalize so buyers can picture themselves in the space.
  • Invest in professional photography; it’s the first impression most buyers actually see.
  • Be realistic about your competition — Liberty Hill has a lot of new-build inventory competing for the same buyers.

Price Against What’s Actually Competing With You

Liberty Hill’s population has roughly tripled since 2020, and a lot of that growth is new construction. That means your resale home isn’t just competing against other resale listings — it’s often competing against a builder down the street offering incentives you can’t match. Pricing needs to account for that directly. I pull current comparables and look at what’s active nearby, including new construction, before we set a number.

Handle the Small Repairs Before They Become an Inspection Issue

Loose door hardware, a dripping faucet, chipped paint, cracked caulk around tubs and sinks — none of it is expensive to fix, but all of it gets flagged in a buyer’s inspection and can turn into a negotiation point later. Handling these before listing avoids that conversation entirely and signals that the home has been well maintained.

Declutter Before You Stage

Buyers need to picture their own life in the space, not yours. Clear countertops, pack away personal photos and collections, and thin out furniture so rooms read as larger than they are. This matters more than most sellers expect — it’s one of the cheapest changes you can make with one of the biggest effects on how a home shows.

Don’t Skip Professional Photography

Most buyers see your home online before they ever see it in person. Phone photos, even good ones, don’t compete with professional listing photography — lighting, angles, and staging all read differently through a professional lens, and that first impression determines whether a buyer bothers to schedule a showing at all.

Negotiate With Your Actual Bottom Line in Mind

When offers come in, it’s easy to focus only on the top-line number. Financing type, contingencies, and closing timeline all affect how solid an offer actually is. I walk clients through what each offer really means before we respond, so the decision is based on the full picture, not just the headline price.
