“What is my Leander home worth” is one of the most common questions I get, and an online estimate almost never gets it right. I’m Robbie English, REALTOR and Broker at Uncommon Realty, and here’s how I actually figure out what a home in Leander is worth.

  1. Online valuation tools rely on public data and can’t account for your home’s actual condition or upgrades.
  2. Value differs a lot by neighborhood — a home in Crystal Falls doesn’t price like one in newer construction near Mason Creek.
  3. A real valuation is built from closed comps in your specific neighborhood over the last 90 days, not a citywide average.
  4. Leander is entirely inside Leander ISD, which is a consistent draw for buyers with kids.
  5. I’ll walk your home, pull the comps that actually apply, and give you a number with the reasoning behind it.

Why an Online Estimate Isn’t Enough

Automated valuation tools pull from public records and recent sales, but they’ve never walked through your house. They don’t know about the updated kitchen, the finished garage, or the fact that your “comparable” neighbor sold under time pressure and took less than market value. In a market like Leander, where prices can vary meaningfully street to street, that gap is real money.

Leander’s Neighborhoods Price Differently

Leander sits about 22 miles northwest of downtown Austin, right where US 183 meets RM 2243, and the whole city is served by Leander ISD. But it’s not one market — Crystal Falls commands a premium for its golf-course lots and larger custom homes, while newer sections like Mason Creek and Larkspur trade at different price points with smaller lots and builder-grade finishes. If you’d rather browse the fuller picture first, I keep a list of Leander’s gated communities that’s worth a look.

What Actually Goes Into a Real Number

I build your valuation from closed sales in your specific neighborhood over the last 90 days, adjusted for square footage, lot, condition, and recent updates — not a citywide median that tells you nothing about your street. I also look at what’s currently competing with you on the market, since that shapes how quickly a buyer will move on your price.

Presentation Affects the Final Number

Two homes that are identical on paper can sell for different amounts based on how they show. Professional photography, decluttering, and basic staging move both the speed of the sale and the final price, mostly because buyers are scrolling listings online long before they ever walk through the door.
