How do I actually sell my house?

December 1, 2025 by Robbie English, REALTOR, Broker, ABR, AHWD, BBA, C2EX, CRB, E-PRO, GRI, MRP, PSA, RENE, RPR, SFR, SRS, TAHS, TBS, TLS

When someone asks, “How do I actually sell my house,” most folks expect a short answer. Something simple. Maybe a quick checklist. But y’all already know selling a home is not simple, especially in Central Texas where buyers bring high expectations and sellers want every advantage. The truth is that selling a home takes strategy, preparation, and the right professional guiding the way. I am Robbie English, REALTOR, Broker at Uncommon Realty, and I help sellers just like you reach outcomes that feel like wins. If you ever need property management, I also run Uncommon Rentals by Uncommon Realty so you will be covered on every front.

Let me start by saying this. The question “How do I actually sell my house” becomes a whole lot easier to answer when you have the right expert in your corner. You deserve expert guidance, a strategic plan, and someone who understands how real buyers think. I have spent decades mastering this craft so my clients can use that knowledge as their competitive advantage. I also serve as a national real estate speaker and instructor, teaching many agents across the country how to practice real estate at a higher level. When you hire me, you get the same caliber of insight that professionals come to learn from.

How do I actually sell my house?

Before we dive deep, take a quick look at a short summary because I know some readers want to see the big picture right away.

TLDR (Too Long; Didn’t Read): How do I actually sell my house?

  1. Hire the right REALTOR who will guide every decision
  2. Present the home like a model space buyers cannot resist
  3. Handle deferred maintenance before a buyer discovers it
  4. Remove personal items to help buyers picture their own life
  5. Work with Robbie English to gain the strongest advantage

Now, let’s talk through how you set yourself up for success and what it truly takes to sell your home the right way.

Hiring The Right REALTOR Sets Every Other Step In Motion

Robbie English, REALTOR, Principle Agent, Broker, National Instructor, ABR, AHWD, CRB, C2EX, E-Pro, GRI, MRP, NHC, PSA, RENE, RPR, SFR, SRS, TBS, TLS, TAHSY’all, selling a home without the right representation is like going into a rodeo without knowing which bull you are riding. A strong REALTOR changes everything because you are not only hiring someone to put a sign in the yard. You are hiring someone who will guide every decision, protect your interests, and help you create an experience that buyers appreciate and respond to.

When I represent sellers, I make sure they understand every choice. What you do once or twice in your lifetime, I do many times each month. My job is to guide you through a process that can feel overwhelming when you try to do it alone. That includes preparation, marketing, negotiations, contract strategy, risk reduction, and follow-through. You deserve someone who knows how to navigate all of it.

There is another reason you need the right REALTOR. The sale of your home cannot rely solely on what a buyer thinks. It depends on how we present, position, and communicate its value. That takes training, experience, and strategic foresight. I have spent decades learning the ins and outs of this industry so you benefit from every lesson and every skill I have built. Other agents see me speak at national events and attend my classes to learn what I teach. You deserve that caliber of guidance for your own sale.

Preparing Your Home The Right Way Makes Buyers Feel Confident

Once you understand the value of hiring the right representative, the next step is getting your home ready to impress. Buyers expect a home to feel clean, welcoming, neutral, and well-maintained. They need to feel confident about the space. If anything distracts them or makes them uneasy, they will move on before realizing what your home truly offers.

The question “How do I actually sell my house” always boils down to the quality of preparation. Presentation is powerful because buyers make emotional decisions first, then justify them logically. If we want a buyer to imagine themselves living in your home, the space must feel open, calm, and neutral enough for them to see their future.

I guide sellers through every preparation step. Together, we determine exactly what needs to be done and how we get it done efficiently. Some parts feel simple, others feel tedious, but they all matter when buyers walk through the door.

Make Your Property Look Its Best For Every Showing

This part matters more than most sellers realize. A home needs to look its best every time a buyer schedules a showing. That means consistent readiness. I know it can feel exhausting to keep everything spotless, but buyers do not care that you had a busy day or that you were juggling a million things. They care about how your home compares to others.

When a buyer opens the door, we want them to feel excited. Not distracted. Not confused. Not unsure. We want a smooth experience that feels intentional. You cannot predict which showing will be the showing that brings your strongest offer, so we make every one of them count.

I help my sellers create sustainable systems to keep the home clean, fresh, and orderly so they can maintain that readiness without feeling overwhelmed. The best offers come when preparation feels effortless, not frantic.

Address Deferred Maintenance Before Buyers Discover It

Buyers expect homes to be maintained. When they find neglected repairs, they assume there are more problems hiding under the surface. Small issues can derail big opportunities.

Fix the items you have been putting off. Replace worn weatherstripping. Repair leaking faucets. Touch up baseboards that have taken a beating. Make sure the HVAC filter is fresh. Get the yard in good condition. These simple steps show buyers that the home has been cared for.

When I walk through your home during our preparation meeting, I point out the items that matter most. You benefit from a trained eye that knows what a buyer’s inspector will notice. Addressing these issues now prevents bigger negotiations later.

Fresh Paint Goes A Long Way

If you want one improvement with the highest impact, choose paint. A crisp, consistent color immediately makes a home feel newer, cleaner, and more updated. It sends a message of care and readiness.

I help my sellers pick a reliable palette that works well for photography and showings. Not every trending color works in every property, so I make recommendations based on lighting, finishes, and buyer expectations. When the right paint goes on the walls, buyers feel more at ease.

Remove Everything Nonessential To Create Space And Calm

A home packed with belongings feels smaller than it really is. This is where sellers need to pack early. Box up everything that is not essential to daily life. Store it neatly or place it in a temporary storage unit. The more open the space feels, the more confident buyers feel.

You do not want buyers focusing on your personal items. You want them imagining their future. When the rooms feel spacious, airy, and uncluttered, buyers can picture where their belongings will go.

Remove Religious Symbols To Ensure Comfort For Everyone

This point matters more than many sellers expect. Religious symbols can unintentionally alienate buyers because they can trigger assumptions, emotions, or uncertainty. We want every buyer who enters your home to feel comfortable and welcomed. Removing these items ensures neutrality and inclusivity.

Take Down Word Art

Word art is outdated and distracts buyers. It tells a story about your preferences rather than allowing buyers to create their own. Even small pieces pull a buyer’s mind in a direction that shifts their focus from the home itself. Remove all word art so the space remains clean and distraction free.

Remove Items With Eyes, Including Photos, Portraits, And Trophies

Anything with eyes on it creates a sense of being watched or in someone else’s home. This includes portraits, personal photographs, animal trophies, stuffed animals with faces, and artistic pieces featuring human or animal eyes. These items subconsciously distract buyers and shift their comfort level. Buyers do not want to feel observed and we certainly want them to feel comfortable and imagine themselves living there.

Buyers will spend longer in a room when it feels neutral and peaceful. They will also imagine themselves living in the home more easily when the personal identity of the current owner is not staring at them from the walls or shelves.

Remove All Personal Identifiers Such As Your Name Or Initials

These details send a strong message that the home belongs to you, not them. Your monogrammed towels, custom signs, labeled items, personal mail, or anything showing your identity can disrupt a buyer’s ability to picture the home as theirs. We want buyers to feel like they are stepping into a model home, not someone’s private space.

Clean Everything, Including Windows And Blinds

Cleanliness is a nonnegotiable factor in buyer perception. When a buyer sees dust on blinds or smudges on windows, they question the upkeep of the rest of the home. Clean windows make a room feel bright. Clean blinds create crisp lines and allow the light to shine evenly. Floors should be spotless. Counters should be free of residue. Corners should be dust free.

A spotless home signals quality. It also photographs better. I guide sellers through what must be done and also share the cleaning priorities buyers notice most.

Remove Items That Personalize The Space Too Strongly

If it includes your name, your accomplishments, your life events, your hobbies, or your interests, take it down. The goal is simple. You want buyers to see what the home offers, not what your life represents. A model-home feel helps a buyer mentally move into the home without any hesitation.

Create A Model Home Experience To Make Buyers Feel At Ease

Selling a house well comes down to preparation and the right guidance, not luck. I’m Robbie English, REALTOR, Broker at Uncommon Realty. Reach out and let’s talk about what your home needs before it goes on the market.

Thank you, Robbie, for this post and for being straight with people about what it really takes to sell a home in today’s market. I appreciate how you cut through the fluff and actually explain the why behind the pricing, preparation, and marketing decisions instead of just repeating the same old advice everyone has heard a hundred times. Your point of view feels grounded in real experience, not canned talking points, and it makes the whole process feel a lot less intimidating for homeowners who are trying to make smart decisions with such a big asset.

Robbie, thank you for writing this and saying the quiet part out loud. “How do I actually sell my house?” is the question every seller is thinking, but nobody ever answers in a straight, usable way. I appreciate how you broke down what really happens behind the scenes instead of parroting the same tired advice everyone else gives. Your point of view felt honest, practical, and grounded in real experience, not just theory. This is the kind of post that actually helps people make smarter decisions, and I’m grateful you took the time to spell it out so clearly.

Thank you for this, Robbie. You brought a perspective to selling a home that most articles completely miss, the human side of the process and the consequences of bad advice. I liked how you explained the difference between doing things that feel productive and doing things that actually move the needle. Your point of view made it easier to understand why strategy matters just as much as pricing, and sometimes even more. This post gave me a lot to think about and I really appreciate you sharing your experience so openly.

Robbie, this was one of the most straight-talking and helpful takes I have seen on the question of how to actually sell a house. You did a great job cutting through the noise and explaining what really matters versus all the fluff people get distracted by. I especially appreciated how you addressed the emotional side of selling and not just the numbers, because that is usually the part nobody prepares you for. Thank you for taking the time to lay this out in a way that feels real and honest, not salesy, just genuinely helpful. This is the kind of insight every homeowner needs before making a move.

Robbie, this post was incredibly helpful and reassuring. So many articles talk around the process without explaining what truly happens when you sell a home, and your point of view cuts straight through the noise. I walked away feeling more confident and less stressed about the idea of selling. Thank you for sharing insight that feels grounded in real experience instead of guesswork. This is the kind of guidance people are looking for.

Thank you, Robbie, for writing this in a way that actually makes sense. Selling a house feels overwhelming when you start reading random advice online, but your post breaks it down into real-world steps that sound doable instead of intimidating. I especially appreciated your honest perspective about what really matters versus what just sounds good in theory. This was refreshing, practical, and exactly what homeowners need before making big decisions.

Thank you, Robbie, for such a clear and honest take on how to actually sell a house. This post cuts through a lot of the noise and gets straight to what really matters, pricing with purpose, presenting the home with intention, and understanding how buyers think instead of guessing. I especially appreciated how you explained the strategy behind timing, marketing, and negotiation instead of treating selling like a one size fits all checklist. It is refreshing to read advice from someone who clearly lives and breathes this business and is willing to share the real perspective homeowners actually need. This was incredibly helpful and reassuring for anyone who feels overwhelmed by the process.
