Founders Ridge Real Estate Agent

If you’re searching for a Founders Ridge real estate agent, you’ve found a neighborhood I know well. I’m Robbie English, REALTOR, Broker at Uncommon Realty, and I work buyers and sellers through Founders Ridge and the rest of Dripping Springs regularly. It’s a Taylor Morrison community just north of downtown Dripping Springs in Hays County, built out around 2015, with trails, a community pool, a dog park, and enough open green space that it doesn’t feel packed in. If you want a guide who already knows the layout, the HOA, and how homes here actually sell, that’s what I bring to the table.

What Founders Ridge is actually like

Taylor Morrison built it out starting around 2015 and it’s been sold out for a while now, so most of what you’ll see on the market here are resales rather than new construction. That changes how you should approach both buying and selling: there’s no builder incentive to compete with, but there’s also a smaller, more predictable pool of comparable homes to price against.

The neighborhood sits on the edge of Dripping Springs proper, close enough to get into town for groceries or dinner without a long drive, but far enough out that you get real yard space and quiet streets. Kids and dogs use the walking trails and the neighborhood dog park regularly. The HOA keeps common areas maintained, which matters for resale since buyers notice when a community looks cared for.

Dripping Springs itself is the draw for a lot of my clients here. It’s the self-declared gateway to the Hill Country, and that’s not just a slogan, you can feel the terrain change as you head west on 290. Wineries, breweries, and a genuinely walkable downtown give the town its own identity separate from Austin, even though downtown Austin is roughly a 25-minute drive on a normal day. Buying in Founders Ridge

Because this neighborhood is built out, buying here usually means competing for resale inventory rather than picking from a builder’s lot map. I walk clients through what a home’s age and original finishes mean for near-term maintenance, not just what shows well in photos. Foundation, drainage, and orientation matter more here than in a flat subdivision, since Hill Country lots aren’t always level, and I point out what that means for a specific property before you fall in love with it.

I also help you understand Dripping Springs ISD boundaries and how they apply to this specific section of the neighborhood, since school zoning can shift block by block in fast-growing districts. Once we’ve narrowed down what fits, I write offers that account for how comps in a sold-out neighborhood actually behave, not generic market averages pulled from a wider radius.
