Ranch at Brushy Creek Real Estate Agent

If you’re searching for a Ranch at Brushy Creek real estate agent, you’re looking at one of Cedar Park’s larger amenity-rich communities, built along Brushy Creek with miles of connected trails, multiple pools, and pocket parks throughout. I am Robbie English, REALTOR, Broker at Uncommon Realty, and I work this neighborhood regularly enough to know its layout, its school zoning quirks, and how homes here actually price, whether you’re buying or selling.

  1. Large Cedar Park community split between Leander ISD and Round Rock ISD depending on the section
  2. Amenities include a community center, sports courts, ponds, and miles of paved trails
  3. Located between Highway 183 and I-35, roughly 24 miles from downtown Austin

What’s different about this neighborhood

I go into more depth on the neighborhood itself on the Ranch at Brushy Creek community page, but the short version is this: it’s genuinely split by school district, with some sections zoned to Leander ISD and others to Round Rock ISD, and that split affects resale value and buyer demand differently street by street. The community itself is amenity heavy too, with a community center, sports courts, playgrounds, pocket parks, ponds, multiple pools, and a trail system that runs along Brushy Creek through the middle of the neighborhood. I make sure buyers and sellers both understand exactly which school zone applies to a specific address before we price a home or make an offer.

Location and access

The neighborhood sits between Highway 183 and I-35, roughly 7 miles from downtown Round Rock and about 24 miles from downtown Austin, which keeps it in a reasonable commute range for both cities without the traffic load closer to the urban core.

If you’re buying

The first thing I do with buyers here is confirm exactly which school zone a home falls into, since two houses on nearby streets can be zoned to different districts. From there we look at lot position relative to the trail system and ponds, the age and condition of the home, and how the HOA amenities factor into value versus the dues. I also make sure you’re preapproved before we start touring, so you can move quickly on a well-priced home in a neighborhood where good listings don’t sit long.
