Great Hills Real Estate Expert

When people look for a Great Hills real estate expert, they usually mean someone who can explain how this neighborhood actually prices, beyond what’s sitting on the MLS today. I’m Robbie English, REALTOR, Broker at Uncommon Realty, and I’ve tracked this specific pocket of northwest Austin for years, watching what sells fast, what sits, and why.

Why Great Hills prices differently than you’d expect

Robbie English, REALTOR, Principle Agent, Broker, National Instructor, ABR, AHWD, CRB, C2EX, E-Pro, GRI, MRP, NHC, PSA, RENE, RPR, SFR, SRS, TBS, TLS, TAHSGreat Hills covers a wide age range in one neighborhood, with homes built anywhere from the 1970s through the 2000s on lots with real topography differences from block to block. That spread means comps here can’t be pulled with a simple radius search. Two homes a few streets apart can price very differently depending on how much of the original systems are still in place, how the lot handles drainage, and whether the interior has been updated. I’ve walked enough of these homes over the years to know which differences actually move a number and which ones just look like they should.

How Great Hills compares to nearby neighborhoods

Compared to a neighborhood like Northwest Hills or newer construction further out along 183, Great Hills tends to draw buyers willing to trade a brand-new interior for mature trees, an established feel, and proximity to the Arboretum and the tech corridor. That tradeoff shows up in what actually sells: homes with updated mechanical systems and kitchens generally hold buyer interest longer than untouched originals, even when the untouched home is priced lower per square foot.

What I watch beyond list price

List price only tells part of the story in a neighborhood this age. I pay attention to how long similar homes actually take to go under contract, whether they’re closing near list or seeing real negotiation, and how often deals fall apart after inspection on older systems. Well-priced homes without deferred maintenance issues tend to move quickly here. Homes that need real work sit longer unless they’re priced to reflect it honestly from day one.

Applied to Great Hills specifically, that means I’ve seen enough transactions in this neighborhood to recognize patterns other agents might miss on a first look.
