KitchenWhen homeowners ask me which improvements are worth doing before a sale, or just for their own enjoyment, these four come up more than anything else. Here’s a rundown of the most popular home improvement projects and what they actually change about a home.

1. Kitchen Remodel: The kitchen is the room most buyers judge a house by, so it’s no surprise kitchen remodels are the most requested project. A remodel can be as small as new appliances and countertops, or as big as tearing down walls to open up the layout.

Either way, a good kitchen remodel does two things at once: it makes the space more livable day to day, and it adds real value when you sell. The best results come from projects that balance how the kitchen looks with how it actually works for cooking and entertaining.

2. Bathroom Remodel: Bathrooms are the other room that makes or breaks a daily routine. A remodel here can be a simple update, like new fixtures and tile, or a full renovation with a soaking tub or double vanity.

A well-planned bathroom remodel pays off in both comfort and resale value. The projects that work best focus on style and comfort together, so the space feels less like a bathroom and more like a place you actually want to spend time.

3. Outdoor Living Space: As homeowners look for more usable square footage, outdoor living spaces keep growing in popularity. That can mean anything from a basic patio or deck to a full outdoor kitchen and dining area.

A good outdoor space adds real living area to a home and gives you somewhere to entertain or unwind. If you’re planning one, think through how you’ll actually use it and pick materials that hold up outside.

4. Home Office Remodel: More people working from home has changed what buyers look for in a house. A home office remodel might mean built-in shelves and a desk, or a fully separate room with soundproofing and better lighting.

A well-designed home office pays off in productivity now and resale value later. The key is thinking through your specific work needs and choosing features that actually support how you work, not just how the room looks.

Kitchen, bathroom, outdoor living, and home office remodels are consistently the projects homeowners get the most out of, both while they live in the house and when they go to sell it. Whatever project you’re considering, focus on how the space will actually be used, not just how it will look in photos.
