Round Rock Fourplexes For Sale

I’ve sold my share of multifamily property in this market, and fourplexes are one of the more interesting corners of it. A four-unit building lets you live in one unit and rent out the other three, or hold all four as straight rental income, and either way you’re dealing with one mortgage instead of four separate loans. In Round Rock specifically, the demand behind that math is real. Dell’s headquarters is here, and between Dell, the hospital systems, and the other employers that have grown up around this part of the metro, there’s a steady stream of people who need a place to rent while they figure out whether they’re staying long term. Round Rock ISD adds another layer of demand too, from families who want to be zoned into a specific school but aren’t ready to buy, to people renting short term while they build or shop for a home elsewhere in the district. That combination of job growth and school district pull has kept rentals in this city fairly tight, which is the kind of environment that makes small multifamily properties worth a serious look.

Four-unit buildings don’t come on the market nearly as often as single-family homes, so this list will move around and sometimes sit thin for a while. Buying a Fourplex in Round Rock

A few things are worth understanding before you go looking at a specific building.

Round Rock allows fourplexes, but they’re typically a permitted use in the city’s multifamily zoning districts, and there just isn’t as much land zoned that way compared to what’s zoned for single-family homes. On top of that, most multifamily-zoned land in this city ends up getting developed into larger apartment communities rather than small four-unit buildings, because the economics tend to favor more units per parcel. So true fourplexes, especially older freestanding ones as opposed to units carved out of a bigger complex, are genuinely not something you’ll trip over on every block. If a listing catches your eye, it’s worth confirming with the city that the property is legally recognized as a four-unit building, not something that picked up an extra unit informally over the years without permits.

Financing is the other piece people get wrong going in. A fourplex still falls under residential financing rules, so in most cases you can get a conventional loan the same way you would for a single-family home, and if you plan to live in one of the units yourself, an FHA or VA loan may be on the table too. That line moves once you cross five units. A fiveplex or larger has to go through commercial financing instead, with different underwriting, different terms, and usually more money down. That four-unit cutoff is a big part of why fourplexes get so much attention from buyers who want rental income without stepping into commercial lending. Guidelines shift, so confirm the current details with your lender before you get too far into your search.

Once you’re seriously looking, or even before you write an offer, do your homework on the property itself. Confirm the unit count matches what’s on file with the city and the county appraisal district. A “fourplex” with an unpermitted fifth unit or a converted garage apartment can create real headaches at closing and with insurance. If the building is already rented, get copies of every lease, not just a summary rent roll, and read them yourself instead of taking someone’s word for what they say. If it’s an older property, plan time to actually walk each unit and look at the roof, foundation, and mechanical systems individually rather than assuming they’re all in the same shape. Older multifamily stock in this city varies quite a bit from one property to the next, and taxes and insurance on a fourplex also run differently than they do on a single-family home, so it’s worth getting real numbers before you get attached to a property.

Who a Fourplex Fits

A fourplex tends to make sense for a buyer who wants rental income but isn’t ready to take on a large apartment property, or who likes the idea of living in one unit while tenants help cover the mortgage on the rest. It also works for investors who already own a single-family rental or two and want to consolidate into fewer, larger holdings while staying inside conventional financing instead of moving into commercial territory. It’s not a fit for someone who wants a completely hands-off investment, since you’re still the landlord for four units under one roof no matter how you finance it. But for a buyer who’s willing to stay involved, it’s a reasonable way to build rental income in a market with the kind of steady demand Round Rock has.
