How Do I Know a Real Estate Agent Is Being Honest, Transparent and True?

November 16, 2025 by Robbie English, Real Estate Broker 8 Comments

When you’re making one of the biggest financial moves of your life, trust is everything. The question, “How do I know a real estate agent is being honest, transparent and true?” isn’t just valid, it’s vital. I’m Robbie English, Broker, REALTOR, and leader of Uncommon Realty, and I’ve spent decades helping Texans make smart real estate decisions with confidence and clarity. Honesty and transparency aren’t buzzwords for me-they’re the backbone of how I do business.

Before hiring anyone to guide you through buying, selling, or investing, you’ve got to know who’s really on your side. Not every real estate agent operates the same way, and not every smiling face you meet has the integrity to put your interests first. So let’s break it down and talk about how you can see through the fluff and find someone truly genuine in this business.

How Do I Know a Real Estate Agent Is Being Honest, Transparent and True?

TLDR: Five Quick Ways to Tell If a Real Estate Agent Is Honest, Transparent, and True

  1. Research them deeply-online and in person.
  2. Read what they write and listen to how they think.
  3. Check their license on the Texas Real Estate Commission (TREC) website.
  4. Trust your instincts; if it feels off, it usually is.
  5. Look for education, experience, and conviction-not just sales numbers.

Why This Question Matters So Much

Buying or selling real estate in Texas isn’t just about location and price. It’s about who’s advising you, how they communicate, and whether they tell you what you need to hear instead of what you want to hear. The truth can sting sometimes, but an honest agent will give it to you straight.

When you ask, “How do I know a real estate agent is being honest, transparent and true?”, you’re really asking, Can I trust this person with my future? And that’s a question that deserves a serious answer.

Start by Doing Your Homework

The first step is simple but too often skipped: research your potential agent before you ever sign anything. In today’s world, there’s no excuse not to. If you can find your old high school classmates online, you can find out who you’re about to hire to manage your biggest asset.

Start by typing their name into Google. See what comes up. Do they write blog posts or publish articles about real estate topics? Do they share insights about the market, or do they just post endless photos of “SOLD” signs? When an agent takes the time to write or teach, you can see their point of view-and that’s a window into how they’ll represent you.

If an agent writes about ethics, negotiation strategies, or client relationships, you’re seeing their philosophy in action. But if all you find are selfies and slogans, you might want to look deeper.

The Texas Real Estate Commission Is Your Friend

Texas has one of the most transparent real estate regulatory systems in the country, and y’all should use it. Head to the Texas Real Estate Commission (TREC) website. It’s simple to look up any licensed agent or broker in the state. You can see if their license is active, how long they’ve been licensed, and if there have been any complaints or disciplinary actions.

That kind of data tells you more than any fancy marketing ever could. An agent who’s proud of their track record won’t mind you looking. In fact, they’ll probably encourage it-because professionals with nothing to hide always welcome a little sunlight.

Pay Attention to How They Talk and Listen

When you sit down with an agent, your gut will often tell you everything you need to know. Watch how they handle your questions. Do they listen carefully or interrupt? Do they answer directly or dance around the topic?

If you propose an idea and they instantly agree without hesitation, that’s not always a good sign. A strong agent doesn’t just say “yes” to please you, they challenge you when your plan could backfire. A “yes-man” can be charming, but charm won’t protect you from a bad deal.

You want someone who’s confident enough to disagree respectfully, explain why, and guide you toward better decisions. That’s not arrogance, that’s expertise.

And if you smell nonsense-trust that feeling. In this industry, if it smells like bullshit, it usually is.

Look Beyond the Numbers

Big sales numbers might look impressive, but they don’t tell the whole story. Some agents measure success by how many transactions they close. I measure success by how well I protect and guide my clients.

A high volume doesn’t automatically mean high integrity. You need to know whether that agent is actually present for their clients or if they’re just moving deals through like a conveyor belt.

What’s their education? How long have they been in the business? What kind of training do they pursue? Those things matter because real estate isn’t static-it changes constantly. Agents who stop learning start guessing.

As a national real estate speaker and instructor, I teach agents all over the country about ethics, strategy, and how to navigate the complexities of today’s market. I’ve spent decades mastering this business so my clients never have to settle for average. That’s the difference experience makes.

Honesty Isn’t a Trait, It’s a Practice

Honesty isn’t something an agent can fake for long. It shows up in the details-in how they disclose information, how they handle setbacks, and how they manage expectations.

Ask them about a time a deal went sideways. Do they blame others or own their part? Listen carefully to their language. Someone who takes responsibility is showing you their integrity in action.

Transparency also means accessibility. Your agent should be easy to reach, clear in their explanations, and consistent in their updates. If you constantly have to chase them down or feel like you’re in the dark, that’s a red flag.

When you work with me and my team at Uncommon Realty, you’ll never wonder what’s going on. We believe in over-communicating so you always know where you stand. That’s part of being honest, transparent, and true.

Gut Instinct Is a Powerful Tool

It might sound simple, but trust your gut. People pick up on energy, tone, and authenticity more than they realize. If something feels off, it probably is.

If an agent makes you feel pressured, rushed, or unheard, that’s not partnership-it’s salesmanship. A real professional makes you feel empowered, informed, and respected.

Real-World Testing

Here’s a simple trick. During your first meeting, propose a situation that’s not ideal-maybe suggest listing your home above market value or skipping an inspection. See how they react.

An agent who agrees just to win your business isn’t protecting you. A seasoned agent will push back, explain the risks, and give you a better plan. That’s how you know they’re honest. They care more about your results than your approval.

Knowledge Is Power, and So Is Perspective

Robbie English, Broker, Principle Agent, REALTOR, National Instructor, ABR, AHWD, CRB, C2EX, E-Pro, GRI, MRP, NHC, PSA, RENE, RPR, SFR, SRS, TBS, TLS, TAHSExperience counts, but so does perspective. An honest agent doesn’t pretend to know everything. They’ll admit when they need to double-check something or refer you to a trusted specialist. That humility is part of professionalism. I’ve been doing real estate longer than I care to admit and I certainly do not know all of the answers.  But I do not who to call and those people will take my call.

When you’re hiring someone to handle your property, you want a mix of education, strategy, and real-world know-how. That’s exactly what you get when you work with me, Robbie English, Broker, REALTOR. My decades of experience aren’t just about transactions-they’re about transformation. I’ve seen what works, what fails, and how to steer clients away from costly mistakes before they happen.

Why Transparency Builds Stronger Deals

When everyone’s honest, the process runs smoother. Transparency keeps surprises at bay and turns potential issues into manageable steps. It’s not just about good morals-it’s good business.

At Uncommon Realty, we practice radical transparency. Our clients know the details of every negotiation, every fee, and every choice that affects their bottom line. No smoke, no mirrors, just clear and honest communication from start to finish.

Choosing a Real Estate Agent the Right Way

Don’t settle for the first person who answers the phone. Take your time. Interview multiple agents. Ask direct questions like:

  • How do you handle difficult clients or transactions?
  • What’s your philosophy on pricing or negotiation?
  • How often will I hear from you during the process?

The answers tell you everything you need to know about how they’ll handle you.

When you’re talking with me or anyone from my team, you’ll find we answer with clarity, not fluff. If something’s a bad idea, I’ll say so-and I’ll tell you why. My role isn’t to agree, it’s to guide.

Why Robbie English and Uncommon Realty Stand Out

When people ask me, “How do I know a real estate agent is being honest, transparent and true?”, my answer is simple: you’ll know because it feels different when you work with someone who’s built a career on integrity.

At Uncommon Realty, my team and I don’t just help clients buy and sell homes. We help them understand every step of the process so they can make decisions with confidence. Our approach is educational, strategic, and centered around protecting your best interests.

I’ve trained countless agents across the country, teaching them how to serve with honesty and professionalism. But when it comes to my own clients, I hold myself to an even higher standard. Every conversation, every recommendation, every action is rooted in one question: What’s best for my client?

That’s why my clients stay with me through multiple transactions, refer their friends, and trust my advice. I’ve spent my career making sure that integrity isn’t just a promise-it’s proof in action.

The Advantage of Decades in the Business

Real estate isn’t just about contracts and commissions. It’s about people, timing, and understanding the long game. After decades in the industry, I’ve learned that the best results come from transparency. I don’t chase quick wins; I build lasting relationships.

Experience has taught me when to push, when to pause, and how to protect my clients from common pitfalls. That experience becomes your competitive advantage when you work with me.

The Truth About “Too Good to Be True”

If an agent promises you the moon, be cautious. The best agents tell you the truth, even when it’s not convenient. They’ll be upfront about pricing, timelines, and limitations.

You deserve someone who doesn’t just say what you want to hear but says what you need to know. That’s how you avoid disappointment and end up with success that actually lasts.

Integrity Over Image

The real estate industry can sometimes feel flashy, but at the end of the day, it’s not about image. It’s about integrity. And integrity means doing what’s right when nobody’s watching.

If you ever feel like you’re being sold instead of served, that’s your cue to walk away. A true professional doesn’t chase your business; they earn it through trust and results.
