The Home Search Process in 2024: What You Need to Know

February 3, 2025 by Robbie English, REALTOR, Broker, ABR, AHWD, BBA, C2EX, CRB, E-PRO, GRI, MRP, PSA, RENE, RPR, SFR, SRS, TAHS, TBS, TLS

Searching for a home in 2024 has changed. Technology is more powerful, but so is the role of real estate professionals. With more buyers starting their journey online, knowing how to navigate this process efficiently can save time and frustration. Let’s break down what homebuyers are doing, the challenges they face, and how to make the most of the tools available.  Let’s dive into the home search process in 2024 and what you need to know.

The Home Search Process in 2024: What You Need to Know

The Digital Home Search Revolution

For most buyers, the home search process in 2024 started online. In fact, 43% of buyers said their first step was looking at properties on the internet, while 21% reached out to a real estate agent first. But even with the rise of online tools, real estate professionals remained a key part of the process. A staggering 86% of buyers used an agent to help them navigate their purchase—proving that while technology plays a role, expertise still matters.

Mobile devices are also shaping the home search. 69% of buyers relied on their smartphones or tablets to browse listings, look at photos, and even take virtual tours. Websites with strong visuals stood out—41% of buyers said high-quality photos were essential, while 39% wanted detailed property descriptions and 31% appreciated floor plans to help them visualize the space.

How Long Does the Home Search Take?

Patience is key when buying a home. In 2024, buyers spent a median of 10 weeks searching and viewed about seven homes before making a decision. Interestingly, two of those homes were viewed entirely online, showing just how much virtual tools have integrated into the home-buying experience.

So, where are buyers actually finding their homes?

  • 51% found their home through an online search
  • 29% found it through their real estate agent
  • 8% discovered it through a friend, relative, or neighbor

This data reinforces the importance of both digital tools and professional guidance.

The Toughest Part of Buying a Home

If you feel like finding the right home is the hardest part, you’re not alone. 55% of buyers said this was the most challenging step. With limited inventory and high demand in many markets, it can take time to find the right fit.

For first-time buyers, the process can be even more overwhelming:

  • 36% said understanding the steps involved was a challenge
  • 32% struggled the most with saving for a down payment

If you’re starting your search, getting pre-approved for a mortgage and working with an experienced agent can help streamline the experience.

Was the Search Worth It?

Despite the challenges, most buyers ended up happy with their purchase. 59% said they were very satisfied with the home-buying process, and 33% were somewhat satisfied.

The key to a smooth experience? Having the right tools and the right guidance. While technology is a great starting point, a real estate professional can help interpret market trends, negotiate effectively, and provide insights that no website can replace.

Ready to Start Your Home Search?

If you’re thinking about buying a home, the first step is understanding the market and having a solid strategy. Whether you’re searching online, attending open houses, or working with an agent, knowing what to expect will help you find the right home faster. The home search process in 2024 has evolved—but with the right approach, it can still be an exciting and rewarding journey!
