Wooten is a quiet, established North Austin neighborhood that doesn’t get the attention Central Austin gets, and that’s part of its appeal. It’s a triangle of mostly mid-century homes tucked between Burnet Road, Anderson Lane, and US-183, with easy access to MoPac and I-35 without downtown traffic or prices. Living in Wooten

Wooten sits in north-central Austin, bounded by Burnet Road, Anderson Lane, and Research Boulevard (US-183), with Ohlen Road running through the middle of it. Most of the neighborhood was built out between the 1940s and 1969, so you’ll see a lot of original mid-century single-family homes along with some low-rise apartment buildings, many shaded by mature trees that have been there since the neighborhood went in.

Wooten Elementary, built in 1955, anchors the neighborhood along with the adjacent Wooten Neighborhood Park. The location works well for commuters, with MoPac and I-35 both a short drive away and Burnet Road’s shops and restaurants close by, so you get a real neighborhood feel without being cut off from the rest of the city.

Most of what’s on the market in Wooten is original mid-century construction, some untouched and some already remodeled or expanded, along with a smaller mix of newer infill homes on lots where older houses have been replaced. Lot sizes and floor plans vary quite a bit from block to block, so it’s worth walking a property with someone who knows which streets have seen recent renovation activity and which haven’t.

If you’re weighing Wooten against other North Austin neighborhoods, the tradeoff is usually price and lot size against proximity to the newer development happening around the Domain and North Burnet. I can walk you through how that comparison plays out for your specific budget and priorities.
