Retiring in Meadowlakes, TX

Meadowlakes is a gated community on Lake Marble Falls with its own Property Owners Association, built around a semi-private, 18-hole golf course. That combination — a staffed gate, a POA that maintains the common areas, and a golf course you can walk to — tends to appeal to retirees for reasons that go beyond the scenery. It’s the practical, day-to-day version of retirement living that matters once you’re actually living it: less upkeep to manage, a built-in social outlet inside the gates, and a hospital that’s minutes away instead of a planned trip.

I’m Robbie English, REALTOR and Broker at Uncommon Realty, and I’ve walked enough retirees through Meadowlakes against the rest of the Highland Lakes to know which of its features actually change day-to-day life at this stage, and which ones are just brochure copy.

TLDR: Retiring in Meadowlakes, TX

  • Meadowlakes is a gated community with its own Property Owners Association — a staffed entrance and POA-maintained common areas that the open, ungated Highland Lakes towns don’t have.
  • The community borders Marble Falls directly, so Baylor Scott & White Medical Center, pharmacies, and grocery stores are a few minutes away rather than a real drive.
  • A semi-private, 18-hole golf course and clubhouse sit inside the gates, giving residents a daily activity and social outlet without leaving the community.
  • Robbie English and the team at Uncommon Realty help buyers weigh housing stock, POA rules, and healthcare proximity specific to this market.

Retiring in Meadowlakes, TX

A Gate and a POA, Not Just a Fence

The open Highland Lakes towns — Kingsland, Cottonwood Shores, most of Marble Falls proper — don’t have a gate at all. Anyone can drive down any street at any hour. Meadowlakes does have one, staffed around the clock, and it’s the kind of amenity that means something different to a retiree living alone or as a couple than it does to a family buying a starter home. It’s an extra layer of security you don’t have to think about every day, which is exactly the point.

The Property Owners Association behind that gate also holds the deed restrictions and maintains the entryways, parks, and course-adjacent common areas that come with a golf community. That’s upkeep that would otherwise fall to individual homeowners piecing together their own lawn service and landscaping contracts. For anyone downsizing specifically to spend less time on maintenance, having that handled collectively through the POA is a real, tangible difference — not a marketing line.

Minutes to the Hospital, Not a Planned Trip

Meadowlakes sits right against the Marble Falls city line, close enough along RM 1431 that you’d barely notice crossing from one into the other. That matters more for retirees than it does for most buyers, because it means Baylor Scott & White Medical Center Marble Falls — the area’s full-service hospital, with an ICU and surgical services — is a few minutes’ drive, not an outing you plan around. Same for a pharmacy pickup or a grocery run after a doctor’s appointment.

That’s a different equation than some of the other small towns scattered through the Highland Lakes chain, where the nearest hospital or full grocery store can be seven miles or more away. For someone managing ongoing care, physical therapy, or just wanting the peace of mind that help is close if something comes up, that distance is worth weighing seriously, not treating as a footnote.

A Golf Course and Clubhouse You Don’t Have to Drive To

Meadowlakes was built around its golf course — known locally as Hidden Falls, a semi-private, par-72, 18-hole layout dating to 1976, with Bermuda fairways running under mature pecan trees. It’s low-key, not tournament caliber, which is part of the appeal: it’s the kind of course where a regular round with the same few neighbors becomes part of the week rather than a competitive outing. The clubhouse functions as the community’s social hub, too, with dining and events that give non-golfers a reason to walk over as well.

What that adds up to for retirees is a built-in social outlet that doesn’t require getting in the car. Rebuilding a social routine after leaving a job or a longtime neighborhood is real work, and having a course and a clubhouse inside the gate you already live behind takes some of that work off the table.

Housing Built for a Downsizing Move

Because most of Meadowlakes was built out around the golf course starting in the 1970s and 80s, single-story homes on manageable lots make up a large share of the housing stock — the kind of floor plan that matters if stairs are becoming a consideration, or if a smaller footprint to heat, cool, and maintain is part of what you’re downsizing toward. That’s not true everywhere in the Highland Lakes; some of the newer subdivisions built for young families lean heavier on two-story plans and bigger yards. When I’m working with a buyer here specifically for a retirement move, we’re looking closely at single-level layouts, lot size relative to upkeep, and proximity to the course and clubhouse — details that matter a lot more at this stage than raw square footage does.

How I Can Help

Choosing the right agent for a retirement move means finding someone who understands POA rules, golf-course lot values, and the healthcare and daily-errand logistics that come with this specific stage of life, not just square footage and school ratings. I bring decades of experience in this market, plus a national reputation as a real estate speaker and instructor that keeps me current on trends well beyond Meadowlakes alone.

What Sets This Apart

Retirees weighing a move to Meadowlakes usually have specific questions that a general home search doesn’t answer — how POA dues and rules work, whether a given lot sits close enough to the clubhouse to matter, how far it actually is to a pharmacy on a Sunday. I’ve walked enough buyers through those questions to know which ones to raise upfront, rather than letting them surface after closing.

The Uncommon Realty Approach

As REALTOR and Broker at Uncommon Realty, I lead a team focused on getting buyers into the right home for their actual life, not just closing a transaction. If you’re actively planning a move to Meadowlakes or still weighing it against Marble Falls or Horseshoe Bay, I’m glad to walk through the real trade-offs with you.

Final Thoughts

Meadowlakes offers a genuinely different kind of retirement setup than the open Highland Lakes towns: a staffed gate, a POA handling common-area upkeep, a golf course and clubhouse inside the gates, and a hospital close enough to matter. If that combination fits what you’re looking for, contact me and let’s talk through what a move here could look like.
