West Austin’s gated communities cluster mostly along Loop 360 and around the Colorado River in neighborhoods like Rob Roy, Davenport Ranch, and Toro Canyon. Rob Roy has close to 800 estate-sized lots split across several sections between Lake Austin and Loop 360. Davenport Ranch dates back to the mid-1980s near the 360 Bridge and mixes gated estate sections (generally 5,000 to 8,000 square feet on half-acre-plus lots) with luxury condos. Toro Canyon tends to have newer construction on larger, more wooded acreage. Rules and amenities vary a lot from one gate to the next, so it’s worth checking the specific HOA before you fall in love with a house.

Comparing gated West Austin to nearby non-gated options
If you’re not set on a gate, Tarrytown gives you the same mature-tree, close-to-downtown feel without the HOA structure, and Westlake has both gated and non-gated options depending on the specific street. Most of the gated West Austin inventory falls in zip code 78746, so that’s a good area to widen your search to if a specific gate is too limited on inventory.
