What makes Westlake homes stand out
Westlake homes tend to sit on larger lots than what you’ll typically find closer to downtown Austin, and many properties have hill country views and mature trees. The area is close to Lake Austin, the Barton Creek greenbelt, and the Wild Basin Wilderness Preserve, so residents have easy access to hiking, biking, and the lake without much of a drive. TX-360 and Bee Cave Rd run through the area, which keeps the commute into downtown Austin manageable while still feeling removed from the city.
Westlake’s cities and neighborhoods
Zip code 78746 covers most of Westlake, and within it you’ll find a mix of small incorporated cities and unincorporated county land, each running its own zoning and, in some cases, its own police department. Rollingwood is the smallest and closest to downtown, tucked against Zilker Park and the Barton Creek Greenbelt. West Lake Hills sits further out with more acreage and hilltop lots. Both are Eanes ISD, so the school zoning question usually comes down to which specific street or subdivision you’re looking at rather than which city.
Schools
Westlake is served by Eanes ISD, one of the highest-rated school districts in Texas, and is home to Westlake High School — the district’s only high school, along with two middle schools and six elementary campuses. That’s a big reason families end up looking at homes here specifically.
