Vista West sits between MoPac and Loop 360, off Valburn and Greystone Drives, bounded roughly by W Rim Drive and Palladio Drive, just south of the Lower Bull Creek greenbelt and east of Bull Creek District Park. The neighborhood dates back to 1971 and has filled in gradually since, so you’ll see a mix of original homes and newer remodels or rebuilds on the same streets. It’s about nine miles to downtown Austin, and neighboring pockets like Vista North, Mesa Oaks, and Cat Mountain are all within a few minutes’ drive.

Access to the greenbelt
The Lower Bull Creek greenbelt and Bull Creek District Park are the main draw for a lot of buyers looking here — hiking and creek access without leaving the neighborhood. Between the greenbelt and the drive time into town, Vista West tends to appeal to buyers who want a more rural, wooded feel while staying inside MoPac and Loop 360.
Homes here have averaged in the high $800,000s, with typical square footage around 3,100 — larger, older lots on winding streets rather than a dense modern subdivision, which is part of why per-square-foot pricing runs higher than newer construction farther out.
What’s available in Vista West
Because the neighborhood has been building out since the early 1970s, lot sizes and home styles vary more than you’d see in a newer planned community. If Vista West doesn’t have the right home when you’re ready, I’d also point you toward Westminster Glen or Walnut Crossing, both close by in Northwest Austin.
