What to compare before you settle on Cold Springs
Homes here run from open-concept floor plans to more traditional layouts depending on which phase and builder you’re looking at, so it’s worth comparing a few before assuming they’re all similar. If school zoning or lot size doesn’t line up with what you need, I also show buyers Horizon Lake and Connellys Crossing, both nearby with different price points and different school assignments worth checking against your specific address.
What I check with buyers before we make an offer
Because Cold Springs isn’t a single-phase, single-builder development, I want to know exactly which builder and which phase a given house came from before we talk price — that affects everything from the warranty status to how the floor plan compares with what’s currently listed nearby. I’ll also confirm the exact school zoning for any specific address before you get attached to it, since boundary lines inside Leander ISD can shift house to house near the edges of a neighborhood.
