Georgetown summers get long, and a backyard pool is one of the features I see move a listing faster here — especially with buyers coming from out of state who aren’t used to Central Texas heat. I help buyers narrow down which Georgetown neighborhoods and lot sizes actually allow a pool before they fall in love with a house that can’t have one.
I’m Robbie English, a broker with Uncommon Realty here in the Austin area.
Why pool homes make sense in Georgetown
Georgetown is the county seat of Williamson County, and it’s grown well past a small town in the last two decades — over a third of the city’s population now lives in Sun City, the large age-restricted community on the west side of town. Outside of Sun City, Georgetown is mostly younger families drawn by Georgetown ISD, easy I-35 access, and the historic downtown Square, which still anchors the city with its Victorian-era courthouse, local shops, and restaurants. The North and Middle Forks of the San Gabriel River run through town too, with more than 30 miles of connected hike-and-bike trails.
What to know about buying a pool home here
A well-maintained pool tends to hold its value in Georgetown better than in cooler-climate markets, simply because buyers actually use it most of the year. That said, HOA rules on pools vary a lot between the newer subdivisions on the east side of town and older, more established neighborhoods closer to the Square, so it’s worth checking before you get attached to a specific house. I can help you sort through which Georgetown pool listings are the real deal.
