If your home is listed for sale but isn’t attracting the attention you expected, it can be frustrating and disheartening. Whether you’re in Cedar Park, Round Rock, Leander, Lakeway or Austin, the Texas real estate market is competitive, and it’s important to understand why your listing may not be drawing potential buyers.  Let’s talk about why your listing isn’t getting attention and how to fix it. I am Robbie English, REALTOR and Managing Broker at Uncommon Realty and I would love to dive in deeper to this subject with you.

Why Your Listing Isn’t Getting Attention and How to Fix It

Let’s explore some common reasons your property might not be getting the attention it deserves and actionable strategies to fix these issues.

1. Inadequate Marketing

The Problem:

In today’s digital age, simply listing your home on a Multiple Listing Service (MLS) isn’t enough. If your property isn’t marketed effectively across various platforms, you risk missing out on potential buyers.  I

The Solution:

Leverage Social Media and Online Listings: Ensure your home is highlighted on popular real estate websites and social media platforms like Facebook and Instagram. High-quality photos and engaging content can significantly increase visibility.  Not only do they have to be highlighted on these sites, your agent should have a strategic plan to keep the algorithm moving in your favor.

Professional Photography: Invest in professional photography. High-resolution images that highlight your home in its best light can make a substantial difference in attracting interest. Virtual tours can also add to the online experience.

2. Poor Curb Appeal

The Problem:

First impressions matter. (Oh do they ever.) If buyers drive by your home and it doesn’t look inviting from the outside, they may not even bother to step inside.  Plus, if the pictures online are not stimulating, buyers will only drive by, going to other listings.  Curb appeal matters in real life and in the pictures.

The Solution:

add to Landscaping: Simple landscaping improvements like mowing the lawn, trimming bushes, and adding colorful flowers can make a significant impact.

Exterior Maintenance: Consider a fresh coat of paint for the front door, power wash the exterior, and ensure the driveway and walkways are clean and well-maintained.

3. Unrealistic Pricing

The Problem:

They keyword here is “realistic”.  Pricing your home too high can deter potential buyers. Buyers are often well-informed and will be wary of listings that seem overpriced compared to similar homes in the area.

The Solution:

Conduct a Comparative Market Analysis (CMA): Work with your real estate broker (not agent) to perform a CMA to understand the market value of your home. Adjust your pricing strategy accordingly to reflect current market conditions.  This CMA needs to be updated on a continual schedule even after your home is listed.

Consider Pricing Strategies: You might want to price your home slightly lower than similar listings to attract more interest, creating a sense of urgency among potential buyers.

4. Neglecting Staging

The Problem:

An empty or poorly staged home can make it challenging for buyers to visualize themselves living in the space. Staging is about highlighting the potential of your home.  I am sorry, not everyone’s decor is best to get their home sold.  There, I said it.  My job is to present your property in it’s best light and if that means we have to take down pictures, edit furniture or change the furniture layout, get over it and get over it quick.  This is all about selling your home quickly and trust me when I say this, “buyers do not care if you are inconvenienced.  They scheduling showings and write more competitive offers on homes that are presented well.”

The Solution:

Professional Home Staging: Consider hiring a professional stager (if your broker cannot help you in this arena or you choose to not listen to them) who can arrange furniture and decor to highlight your home’s best features. This can lead to quicker sales and potentially higher offers.

Declutter and Depersonalize: Remove excess furniture and personal items. A clean, clutter-free space allows buyers to imagine their belongings in your home, making it feel more inviting.

5. Inadequate Information in the Listing

The Problem:

If your listing lacks essential information or has vague descriptions, potential buyers may overlook it altogether.

The Solution:

Provide Comprehensive Details: Ensure your listing includes important information like square footage, number of bedrooms and bathrooms, and unique features such as a new roof or energy-efficient appliances.  Your broker should be asking the difficult questions from you to find out all the information possible to market your home in the best light.

Engaging Description: Craft a clear story around your home, focusing on its unique attributes and the lifestyle it offers. Highlight nearby amenities, schools, and community features that make your property desirable.  I have read so many descriptions that were either yelling (in all caps), incredibly boring and not inspring, or described things in the home that you had no idea what the writer was talking about.  Writing is a passion of mine.  I take it serious and think that your property should be featured in its best light.  Ask me about “the story here” – it will explain a lot to you when we speak.

6. Limited Showings

The Problem:

If your home is difficult to view or has limited showing times, you may be turning away interested buyers.

The Solution:

Flexible Showing Schedule: Work with your real estate broker to create a flexible showing schedule that accommodates potential buyers’ needs. Basically, you need to be ready to show at all times.  If you haven’t been, consider hosting open houses to attract more traffic.

Virtual Showings: In addition to traditional open houses, offering virtual tours can engage buyers who may not be able to visit in person.

7. Ignoring Feedback

The Problem:

If your listing isn’t getting showings or offers, feedback from showings is invaluable. Ignoring this input can hinder your ability to make necessary changes.  And to be frank, your agent should not need the feedback from other agents to tell you as the seller what needs to be done to your home to get your home sold.

Unfortunately, many times agents want to use other people’s opinions to they do not hurt your feelings.  Sellers and their agent need to be a team and hearing positive criticism from the agent about what improvements, organizational items, or staging needs to be done should be expected from your agent.  If not, you are only shooting yourself in your own foot!

The Solution:

Solicit and Analyze Feedback: After each showing, ask your real estate agent for feedback from potential buyers and their agents. Use this information to make adjustments, whether it’s improving staging, adjusting price, or adding to curb appeal.  But also, if your agent themselves cannot tell you what you need to do to get your home market ready, they are not the right agent for you!

8. The property is not clean

The Problem:

Unfortunately not all listing agents carefully review their listings on a continual basis.  The home needs to be clean, inside and our and it needs to ber ready to make the best impression as any moment.  I have been in so many listings recently where there were dead bugs, cobwebs, and stuff all over the floor.  The outsides were dirty and you could tell these homes needed some attention.  Buyers see these things as negect and if a seller (or their broker) neglects the little things, changes are they have neglected the big things in the home too.  Dirty home usually equates to a dirty inspection or at very least, a lazy agent.

The Solution:

Schedule Cleanings: I do not care whom it is, the property needs to be monitored.  Especially if the home is now vacant, the seller or the broker needs to be monitoring the condition of the home at all times to ensure that the property is show ready at a moments notice.  Remember, we are on the buyer’s timeline for showings and there are too many listings out there that will make a good impression for you to expect your home to get a great offer with not-so-great conditions.

9. Lack of a Strong Real Estate Agent

The Problem:

Not all agents have the same level of expertise or commitment. A lack of proactive marketing and support can leave your listing stagnant.

The Solution:

Choose the Right Agent: Go ahead and make a different choice.  This time, choose a real estate BROKER (not agent) who has decades of experience and knowledge.  Partner with a real estate broker (again, not agent) who has a proven track record in your area. Look for someone who uses innovative marketing strategies and has excellent communication skills to keep you informed throughout the process.  HELLO!!!!  I am right here!

Selling your home can be challenging, especially in any competitive market like Texas. If your listing isn’t getting the attention it deserves, it’s essential to assess and address the potential issues. By adding to your marketing strategy, improving curb appeal, setting a realistic price, staging effectively, and choosing the right real estate agent, you can increase your chances of attracting potential buyers. Remember, selling a home is not just about putting up a sign; it’s about creating a compelling story that resonates with buyers.
