Southeast Austin has become one of the areas I point value-conscious buyers toward, especially anyone who wants to stay inside city limits without paying Central Austin prices. The area runs along the Highway 71 and 183 corridor, is minutes from Austin-Bergstrom International Airport, and backs up to McKinney Falls State Park — nearly nine miles of trails and waterfalls that most people don’t realize sit inside the city. You’ll still find single-family homes here priced well under $400,000, which is increasingly rare this close to downtown.

What Southeast Austin actually covers
Southeast Austin isn’t one neighborhood — it’s a stretch of pockets, each with a different feel. Riverside, closer in toward downtown, has seen a wave of new townhomes and infill construction alongside older single-family stock. Onion Creek, further south, is a well-established master-planned community built around its own golf course. And out toward the county line, Del Valle is where a lot of the newest, most affordable new construction is going up — it’s technically its own city but functions as an extension of Southeast Austin for most buyers I work with. Schools split across Austin ISD, Del Valle ISD, and a small slice of Hays ISD depending on exactly where you land, so I always confirm the zoned school before we tour anything.
Why buyers are choosing this side of town
The airport is the big draw for a specific type of buyer — frequent flyers, airline and airport employees, anyone who wants a five-to-ten-minute drive to ABIA instead of thirty. Beyond that, you’re getting more house for less money than almost anywhere else inside Austin’s city limits, plus direct access to McKinney Falls and the greenbelt trails along Onion Creek. It’s not polished the way Central Austin is, and I tell every client that upfront — but for buyers who care more about square footage and a real yard than walkability to a coffee shop, it’s one of the better values left in the city.
