Living in Northwest Austin
“Northwest Austin” covers a lot of ground, and the neighborhoods inside it aren’t interchangeable. Canyon Creek and Anderson Mill sit near the RM 620/US-183 intersection with easy runs into Cedar Park. Milwood, in the 78727 and 78729 zip codes, is known for its tree-lined, walkable streets close to MoPac and Parmer Lane. Great Hills sits along 183, 360 and MoPac with larger lots and older growth trees. Farther north and west, River Place and the Four Points area near RM 620 and 183 back up to Lake Austin and the Hill Country, which is where you’ll find the bigger lots and the best views. Depending on the exact street, you could land in Austin ISD, Round Rock ISD, or Leander ISD, so I always check the specific address with a buyer before we get attached to a house.
Housing options in Northwest Austin
You’ll see everything from 1970s and 80s ranch-style homes on quarter-acre lots to newer infill builds and full remodels, especially in Anderson Mill and Milwood where original owners are starting to sell. Closer to the Domain and Parmer Lane, buyers are often trading square footage for commute time. Prices vary block to block more than people expect, which is exactly why I like walking a neighborhood in person with a client rather than just sending a list of MLS numbers.
