Single-family buyers come to me for Cedar Park because it delivers more house and yard for the money than Austin proper, without giving up an easy commute. Most of the city falls under Leander ISD, and 183A Toll and RM 1431 (Whitestone Blvd) split Cedar Park into its main pockets — golf-course lots in Twin Creeks, established tree cover in Ranch at Brushy Creek, and newer construction pushing toward the Hill Country edge on the west side.

Where the single-family inventory sits
Twin Creeks is the neighborhood I show most when someone wants a golf-course view and mature trees — it’s built around the private Twin Creeks Country Club and sits close to 183A. Buttercup Creek runs nearer US 183 and Lakeline, which matters if your commute points toward the Domain or north Austin. On the west side, Cypress Canyon and Ranch at Deer Creek back up to rockier Hill Country terrain with bigger lots, while Ranch at Brushy Creek is the long-established, heavily wooded choice families still ask for by name. If new construction matters more to you than mature trees, Silverado Ranch and Trento are still building out single-family sections.
What to check before you fall in love with a house
A slice of Cedar Park near Brushy Creek is zoned to Round Rock ISD instead of Leander ISD, and the district line runs through the middle of some of these neighborhoods rather than around them — I confirm zoning on the specific address before we ever tour a house if schools are part of your decision. Lot size and price also swing a lot street to street, especially between the older, larger lots near Brushy Creek and the tighter new-build lots further out, which is why I’d rather walk a neighborhood with you than hand you a generic search filter. Cedar Park’s other fixture is the H-E-B Center, the arena off 183A that’s home to the Texas Stars — it’s a short drive from nearly every neighborhood above, which is part of why buyers who write off Cedar Park after one bad showing usually come back once they’ve seen the rest of the map.
