Budget around $1.2 million and you’re typically looking at 4,000-plus square feet, a three-car garage, and a pool with real privacy on the lot, which is a different tier than the standard Cedar Park new-construction market.

Most of Cedar Park, including its higher-end neighborhoods, is zoned to Leander ISD, which is one of the highest-rated districts in Central Texas — that’s part of the draw for families spending seven figures on a home here. Three Points, off Ronald Reagan, zones to Reagan Elementary, Henry Middle School, and Vista Ridge High, and it’s one of the newer high-end communities in the area, built with modern finishes and larger lots than you’ll find closer to 183.
What buyers are comparing
If a golf-course lot matters more than a brand-new build, Reserve at Twin Creeks is usually the first place I steer buyers, since it’s built around Twin Creeks Country Club. Negotiating at this price point
Luxury inventory in Cedar Park moves differently than the general market — there are fewer comparable sales to lean on, so pricing and negotiating well depends on pulling the right comps across neighborhoods rather than just the one you’re shopping in. I typically build out a comparison across Reserve at Twin Creeks, Bar W Ranch, and Three Points together when a buyer is serious at this level, since a single neighborhood usually doesn’t have enough recent sales on its own to price confidently.
