What makes Shenandoah different isn’t just the tree-lined streets and mix of architectural styles — it’s the lot sizes. Homes here sit on quarter-acre to full-acre lots, a lot more room than you’ll find in newer Cedar Park construction, and that’s the main reason I point buyers here when space matters more to them than a brand-new kitchen.

Most of the homes here were built before the cookie-cutter era, so you’ll see genuine variety in floor plans and lot layout rather than the same three elevations repeated down the street. Homes typically run under 2,000 square feet, which keeps them accessible for buyers who don’t need — or don’t want to pay for — a bigger footprint, though plenty have been updated or expanded over the years.

You’re minutes from major roadways and everyday conveniences, with an easy run into Austin when you need it. Shenandoah is zoned to Leander ISD, with kids attending Cedar Park Middle School and Cedar Park High School.

What buying an older home here actually involves

Because most of Shenandoah’s homes are 40 to 50 years old, I always walk clients through what that means beyond curb appeal — foundation history, roof age, and whether the electrical or plumbing has been updated are the things that actually affect your offer, not just how the kitchen looks. Some of these homes have been fully renovated and priced accordingly; others are original and priced as a project. Knowing which one you’re looking at before you write an offer matters.
