The Colony is a large master-planned community in Bastrop, just off Highway 71 on the south side of the Colorado River. It’s one of the newer developments in this part of Central Texas, built out by Hunt Communities across a large stretch of land that includes both gated and non-gated sections depending on the builder and phase. The amenity list is substantial for a community this size: a central clubhouse with a fitness center, multiple pools, tennis and pickleball courts, dog parks, and a network of walking and biking trails connecting the neighborhoods. Nine builders are active here: Perry Homes, David Weekley Homes, Ashton Woods, Scott Felder Homes, Westin Homes, Terrata Homes, Sitterle Homes, Drees Homes, and Del Webb. That much builder variety means home styles, sizes, and price points shift from block to block, which is exactly why it’s worth digging into The Colony homes for sale rather than judging the community off one listing photo.
I’m Robbie English, REALTOR and Broker at Uncommon Realty, and I work the Bastrop market regularly. With this many builders and phases moving at once in The Colony, it helps to have someone tracking pricing and inventory section by section instead of relying on a single listing.
Living in The Colony
The Colony sits in the piney woods along the Colorado River, close enough to downtown Bastrop for an easy trip to local shops and restaurants, and close enough to Austin via Highway 71 that plenty of residents commute in for work. Kids in the community attend Bastrop ISD schools. The riverside setting and tree cover set it apart from a lot of the flatter, more open subdivisions elsewhere in the Austin area.
Because so many builders operate within The Colony at once, home sizes and floor plans vary more than in a typical single-builder subdivision, from smaller starter plans up to larger homes for growing families, plus newer sections aimed at buyers looking to downsize. New phases keep opening, so the mix of what’s available and what’s under construction changes fairly often.
Why work with me in The Colony
I’ve spent decades in Central Texas real estate, working directly with buyers and sellers in master-planned communities like The Colony where pricing and amenities vary block to block. I can help you sort out what’s actually worth paying for.
