What You’ll Find in Balcones Woods
Homes range from classic single-story ranches to a handful of two-story properties, mostly in the 1,800 to 2,400 square foot range on lots that average around a quarter acre — bigger than what you’ll find in most newer Austin subdivisions. Traditional brick exteriors and mature oak trees give the streets a settled, shaded feel. The neighborhood is anchored by the Balcones Woods Club, a private community center with its own pool (home to the Blue Wave swim team), tennis courts, a basketball court, and a playground.
Location and Schools
Balcones Woods sits between US-183 and MoPac just north of where they split, which makes it convenient whether you’re heading downtown or out toward the tech corridor along Parmer Lane. It’s zoned to Austin ISD. If you want to compare nearby options, I also show buyers Spicewood Estates, Vista West, and Walnut Crossing, all a short drive away in the same part of Northwest Austin.
Because most of these homes are 40 to 50 years old, I always tell buyers to budget for the age of the major systems even when a house looks freshly updated inside. Roofs, HVAC, and plumbing get replaced on their own schedule regardless of how nice the kitchen remodel looks. That said, the lot sizes and tree canopy here are hard to replicate in newer Austin construction, and that’s the trade-off most Balcones Woods buyers are making on purpose.
If a private pool and tennis courts matter to you, ask about Balcones Woods Club membership specifically since it’s separate from buying the home itself — dues and availability vary depending on the section of the neighborhood.
