Spicewood Estates Homes For Sale | Spicewood Estates Real Estate

Spicewood Estates is an established neighborhood in Northwest Austin, tucked off Spicewood Springs Road west of 183 — about 16 miles from downtown. It backs up to the Balcones Canyonlands Preserve, so a number of homes here get direct access to preserve trails, which is something you don’t find in most Austin neighborhoods this close to major roads.

What sets Spicewood Estates apart

Even though it’s inside Austin city limits, Spicewood Estates is zoned to Round Rock ISD rather than Austin ISD — worth knowing up front if schools are part of your decision, since it catches some buyers off guard. Spicewood Elementary, the neighborhood school, is an International Baccalaureate World School within that district.

Homes here range from single-story ranch houses from the neighborhood’s original build-out to larger, updated properties with Hill Country views on the sloped lots closer to the preserve. Lot sizes tend to run bigger than what you’ll find in newer Austin subdivisions, which is part of the draw for buyers coming from denser parts of the city. Because the neighborhood developed in phases over a number of years, you’ll see a real mix of architectural styles and renovation levels block to block rather than the more uniform look of a single-builder subdivision — worth walking a few different streets before deciding what “typical” looks like here.

Getting around and what’s nearby

Spicewood Springs Road connects out to 183, and from there it’s a reasonably direct shot to the Domain and North Austin’s job centers. The preserve access is the standout amenity — residents get trailheads for hiking without leaving the neighborhood, on top of the usual parks and greenbelt access you’d expect this far northwest.

Other Northwest Austin neighborhoods to compare

If you’re cross-shopping this part of the city, I’d also look at North Shoal Creek for a similar established feel closer in, or Hillside if you want condo-style living instead of a single-family lot. Whatever we land on, I’d also get you pre-approved before we start touring, and if you’re new to the process a buyer consultation is a good place to start so you’re ready to move when the right listing comes up.
