Hillside is where I send buyers who want a gated community with real amenities, close to the Domain and downtown, without giving up quiet and privacy. It sits just off RR 2222, about a mile and a half west of Loop 360, bordered by roughly 450 acres of the Balcones Canyonlands Preserve. Development finished in 2019 across six floor plans and about a dozen layout variations, so even with a small footprint there’s real variety unit to unit.
The gated community earned four national design awards and an Austin Home Builders Association award for Best Community Under 300 Homes, and it shows in the details — 10-foot vaulted ceilings, granite counters, hardwood floors, and stainless appliances throughout. HOA dues run roughly $243 to $444 a month depending on the unit, and that covers structural and exterior maintenance, insurance, landscaping, and the shared pool, hot tub, poolside outdoor kitchen, and fireplace area with hill country and downtown views. Most units come with a deeded backyard, some fenced where the terrain allows, and the HOA allows up to two pets per household.
Lake Travis is about two miles west and Lake Austin near the Pennybacker Bridge is a couple of miles east, so you’ve got water on both sides. For everyday errands you’re a short drive from Davenport Village, Austin Country Club, the Shops at Ladera Bend, and the Domain. Because the community is fully built out with no additional phases planned, inventory here is limited to resales — when a unit comes up, I can usually tell you quickly how it compares to recent sales in the community.
