Barton Creek is a Hill Country neighborhood in southwest Austin, about fifteen minutes from downtown, built around the golf courses and grounds of Barton Creek Country Club. It’s really an umbrella name for sixteen separate gated sections spread across roughly 4,000 acres, so no two streets here look quite the same. Most of Barton Creek is zoned to Austin ISD, feeding Austin High School, but the western edge of the neighborhood falls inside Eanes ISD, zoned to Barton Creek Elementary, West Ridge Middle School, and Westlake High School, one of the stronger-performing districts in the state. Because that boundary runs through the neighborhood rather than around it, I always confirm the zoning on a specific address before a buyer commits to a section for the schools alone.
Homes here run from around $1.5 million into the eight figures, and there’s a fair amount of teardown-and-rebuild activity, so lot size, privacy, and golf course frontage vary a lot from one section to the next. Each of the sixteen gated sections runs its own homeowners association and handles its own common areas and dues, so Barton Creek isn’t governed by a single master HOA. What a buyer pays and what it covers depends entirely on which section a home sits in. Country club access is sold separately too, so don’t assume a membership is bundled into the home price.
Barton Creek Country Club has four championship golf courses. Fazio Foothills and Fazio Canyons were both designed by Tom Fazio, Crenshaw Cliffside is a links-style course from Ben Crenshaw and Bill Coore, and Palmer Lakeside, an Arnold Palmer design, sits on a bluff overlooking Lake Travis. Beyond golf, the club runs tennis, a pool, dining, and a spa. The neighborhood also sits close to the Barton Creek Greenbelt, Austin’s well-known network of hiking and swimming trails, for residents who want the outdoors without a club membership.
Buying and selling in a neighborhood this varied
Because “Barton Creek” covers sixteen distinct sections, the name alone doesn’t tell you much. As a Barton Creek real estate agent, I walk buyers through which section actually fits what they’re after, whether that’s walking distance to the clubhouse, a quieter interior lot, or proximity to the Eanes ISD schools, and I flag the site-specific stuff Hill Country lots come with, like steep drainage or a limited buildable footprint, before it becomes a surprise during option period.
On the sell side, I price against recent closings within the same section and price tier, not a blanket Barton Creek average that would lump a $1.5 million home in with an $8 million one. Presentation matters more here too. Photography and staging need to show the view, the outdoor living space, and how the home actually sits on its lot.
