Affordable Neighborhoods in Round Rock, TX: Where to Actually Look

“Affordable” in Round Rock doesn’t mean what it did five years ago, but it still exists if you know where to look. Round Rock’s median home price sits around $400,000 as of early 2026, and the market has cooled enough from its 2022 peak that buyers actually have room to negotiate again. Here are the neighborhoods where your budget genuinely stretches furthest, and what you’re trading to get there.

Affordable Neighborhoods in Round Rock, TX Where to Actually Look

1. Round Rock Ranch

Round Rock Ranch posted a median price of $341,000 as of February 2026, making it one of the more attainable established neighborhoods in the city. It’s an older, built-out community, so you’re generally buying a home that’s already been lived in rather than fresh construction, which is exactly why the price sits below the city median. Expect mature trees and smaller lots compared to newer master-planned communities further out.

2. Cat Hollow

Cat Hollow runs from the mid-$300,000s up toward $470,000 depending on lot and square footage, with homes zoned to Fern Bluff Elementary. It’s a good example of a neighborhood that stays reasonably priced while still sitting inside a well-established part of the city rather than out on the fringe.

3. Greenhill, Greenslopes at Lake Creek, and South Creek

These three older neighborhoods consistently come up as the most affordable entry points in Round Rock, with prices running from the high $100,000s into the low $300,000s depending on condition and size. Those neighborhoods are Greenhill, Greenslopes of Lake Creek, and South Creek. They’re older housing stock, built well before Round Rock’s newer master-planned communities, so expect smaller square footage and a home that may need some updating. For a buyer prioritizing price per square foot over a builder-fresh finish, this is where that math works hardest in your favor.

4. Older sections of Brushy Creek and Bent Tree

The newer phases of Brushy Creek and Bent Tree price higher, but the original, older sections of both neighborhoods run in the $380,000–$440,000 range. Because these are established areas with mature landscaping and an established amenity base already built out, you’re not paying a premium for a community that’s still under construction around you.

5. Teravista

Teravista’s median price runs around $430,000, which puts it a bit above the entry-level tier above but still below a lot of newer construction in northeast Round Rock, an area whose footprint stretches into neighboring Georgetown as well. The tradeoff is real amenities: an 18-hole public golf course, a community pool, sport courts, and a fitness center, all built out and already in use rather than promised for a future phase.

6. Behrens Ranch

Behrens Ranch runs a median price closer to $475,000, so it’s less of an entry-level pick and more of a “more house for the money” pick. Lots here tend to run a quarter-acre or larger with an established trail network, which is hard to find at this price point in newer communities where lots have shrunk to keep base prices competitive.

What actually drives the price difference

The pattern across every neighborhood above is the same: age and lot size do more to set the price than the specific street you’re on. Older, established neighborhoods cost less because you’re not paying for freshly built amenities, current-year finishes, or a builder’s overhead, and that gap only gets wider the closer you get to Round Rock’s newer new-construction communities, where builder pricing and today’s material costs set the floor.

Affordability is relative to the whole corridor, too. If Round Rock’s entry-level tier still stretches your budget, it’s worth cross-shopping homes for sale in Leander before you commit to a city, since it runs its own mix of older, more affordable pockets alongside newer, pricier ones, and the right fit sometimes sits just across a city line rather than inside Round Rock itself.

A word on how to actually shop this

None of these prices are guarantees. Median price reflects what has sold recently, not what every home in a neighborhood is listed for today, so the same neighborhood can have a $280,000 fixer and a $420,000 fully updated home a few streets apart. The way to find the real deal, rather than the one with hidden problems, is to have someone pull actual recent comps for the specific street you’re looking at, not just the neighborhood average, and walk the home with you before you write an offer.

It depends on what you’re optimizing for. Older homes generally cost less per square foot but may need updates, while new construction costs more upfront but comes with fewer near-term repairs. Comparing the total cost, including likely repairs, against a builder’s current pricing is the only way to answer this for your specific budget.
