VA Loan Eligibility in Austin, TX: Who Qualifies and How to Prove It

VA loan eligibility in Austin, TX comes down to your service record first, and then to the same lender approval process every other buyer goes through. The benefit itself is genuinely strong, often zero down payment and no monthly mortgage insurance, but qualifying for it starts with the VA confirming your service meets its minimum requirements. Here’s how that actually works.

VA Loan Eligibility in Austin, TX: Who Qualifies and How to Prove It

Who actually qualifies

The VA’s service requirements depend on when and how you served, and they’re more specific than most buyers expect.

Current active-duty service members generally qualify after 90 continuous days of service, with no break. Veterans who served August 2, 1990 to the present typically need 24 continuous months of service, a full period of active duty of at least 90 days, or 90 days with a qualifying early discharge exception. Veterans from earlier eras have different thresholds: 181 continuous days for service between September 8, 1980 and August 1, 1990, and 90 total days for the Vietnam, Korea, and World War II service periods. Anyone discharged for a service-connected disability generally qualifies with fewer days of service than these standard thresholds.

National Guard and Reserve members qualify through a different path: 90 days of non-training active-duty service, or six creditable years of service combined with either continued service or an honorable discharge. Surviving spouses can also qualify, generally if they’re eligible for VA Dependency and Indemnity Compensation or were married to a service member who died while on active duty or as a result of a service-connected disability.

Because these rules have exceptions and edge cases, the only way to know for certain where you stand is to request your Certificate of Eligibility, either directly through VA.gov or through a VA-approved lender using VA Form 26-1880. The certificate is the actual proof lenders require, and it settles any ambiguity your specific service record might raise.

What the loan actually gets you

For buyers with full entitlement, VA loans commonly allow 0% down, with no requirement to carry private mortgage insurance the way conventional buyers with less than 20% down typically do. In place of PMI, VA loans carry a one-time funding fee, calculated as a percentage of the loan amount, that varies based on your down payment and whether this is your first time using the VA loan benefit. As of the current VA fee schedule, first-time use with less than 5% down runs 2.15% of the loan amount, dropping to 1.5% with at least 5% down and 1.25% with at least 10% down. Using the benefit again after a first VA loan raises the fee on the lowest down payment tier to 3.3%, though it stays the same at the 5% and 10% down payment levels.

Several groups are exempt from the funding fee entirely, most notably veterans receiving VA compensation for a service-connected disability, those eligible for that compensation but drawing retirement or active-duty pay instead, surviving spouses receiving Dependency and Indemnity Compensation, and active-duty service members who can show proof of a Purple Heart before closing. If you become eligible for disability compensation after your loan closes, you may also qualify for a refund of the fee you already paid, provided the compensation’s effective date is retroactive to before your closing.

Buying in Austin specifically

Austin has a real, if understated, military presence. Camp Mabry, just northwest of downtown, houses the headquarters of the Texas Military Forces, including the Texas Army and Air National Guard, and the metro has a growing veteran population drawn partly by the same tech-driven job market pulling in civilian relocators. Texas also has no state income tax, which stacks favorably for veterans receiving tax-exempt VA disability compensation, since that income isn’t taxed at the state level to begin with.

One practical note for buyers using a VA loan in a competitive market: some sellers still carry an outdated assumption that VA loans are slower or harder to close than conventional financing. That reputation is largely dated at this point, but it’s still worth having an agent who can speak to it directly in your offer if you’re competing against other buyers, rather than letting a seller’s misconception cost you a house you’re otherwise qualified to buy.

A few things worth knowing before you shop

VA loans require an appraisal that checks against the VA’s own Minimum Property Requirements, which look at basic safety, structural soundness, and sanitation rather than just market value. That means a home with deferred maintenance or safety issues can hit a snag in a VA appraisal that wouldn’t necessarily stop a conventional loan, so it’s worth touring with an eye toward condition, not just price and layout. Loan limits for VA loans generally match the conforming loan limits set by the Federal Housing Finance Agency for the county you’re buying in, and your lender can confirm the current limit for Travis, Williamson, or whichever county your home sits in.
