The inspection should begin before anybody turns on a pump. Review the seller’s disclosure and ask for the history of the pool. A well-maintained pool with organized records is easier to evaluate than one supported only by vague statements such as, “We never had a problem.”
Ask for the following when available:
- The original construction contract and completion date
- The name of the pool builder and major contractors
- Permits, plans, equipment schedules, and final inspections
- Structural, equipment, and finish warranties
- Service and maintenance records
- Invoices for replastering, tile, coping, pumps, filters, heaters, automation, and plumbing repairs
- Leak-detection reports
- Engineering, materials-testing, or inspection reports
- Insurance or warranty claims involving the pool
- Photographs taken before major repairs or resurfacing
Pay attention to repairs that seem repetitive. A pool that has been replastered several times, has recurring cracks, or requires frequent water additions deserves more investigation than a pool with a single well-documented maintenance repair.
Texas REALTORS reported that Alkali-Silica Reaction, also known as concrete cancer, was added to Section 3 of its revised Seller’s Disclosure Notice effective June 15, 2026. That does not mean every pool is affected. It does mean buyers should take known reports, testing, and structural concerns seriously.
Hire the Right Pool Inspector
A general home inspector may include a limited visual review of the pool, but the exact scope varies. Some inspectors check basic operation, visible conditions, and safety concerns. Others exclude portions of the pool or recommend a separate specialist.
Before hiring anyone, ask:
- Do you inspect the pool shell, finish, tile, coping, and deck?
- Will you operate every pump, valve, water feature, light, heater, cleaner, and automation component?
- Do you inspect electrical bonding, grounding, GFCI protection, and visible wiring?
- Will you check drain covers, barriers, gates, and safety equipment?
- Do you perform leak detection?
- Can you identify structural concerns and recommend an engineer when needed?
- Do you inspect saltwater systems, heat pumps, solar heating, spas, and automated covers?
- Will the report include photographs, estimated age, observed defects, and recommended specialists?
A pool contractor who also sells repairs may bring valuable knowledge, but the buyer should understand the inspector’s business model and whether the evaluation is independent. The lowest inspection fee is not always the least expensive choice when the pool contains costly equipment and hidden plumbing.

Inspect the Pool From a Distance Before Looking Closely
Begin with the whole setting. Step back and look at the pool, deck, house, retaining walls, drainage, trees, slopes, and nearby structures. Sometimes the larger pattern explains concerns that are easy to miss when you focus only on the water.
Look for:
- Deck sections that slope unexpectedly or have become uneven
- Retaining walls that lean, crack, or drain toward the pool
- Soil erosion or washed-out areas
- Large trees close to the shell or plumbing routes
- Water draining toward the pool equipment or house
- Cracks that continue from the deck toward the pool shell
- Visible separation between the pool, coping, deck, or surrounding improvements
Central Texas soils can move, and drainage problems can affect pools, decks, plumbing, and foundations. The inspector should evaluate the pool as part of the property rather than as an isolated backyard feature.
Examine the Pool Shell and Interior Finish
The shell is the structural body of the pool. The plaster, pebble finish, tile, and other visible materials cover portions of that structure. A buyer should distinguish between ordinary finish wear and signs that may indicate movement or deeper deterioration.
Common conditions to document include:
- Cracks in plaster, steps, benches, walls, or the floor
- Map-like or irregular crack patterns
- Cracks that cross tile, coping, or structural transitions
- Delaminated, hollow, chipped, stained, etched, or rough finishes
- Bulging, bowing, distortion, or uneven surfaces
- Rust-colored staining
- White or gel-like deposits near cracks
- Evidence of prior patching or resurfacing
Surface crazing can be cosmetic, while a crack through the shell may have structural or leak implications. A visual inspection can identify the concern, but it may not identify the cause.
When cracking appears progressive, widespread, recurrent, or accompanied by movement and water loss, the buyer may need a professional engineer or concrete materials specialist. Federal Highway Administration guidance explains that alkali-silica reaction can cause expansion and cracking and that petrographic analysis or other laboratory testing may be needed to confirm the condition.
Inspect Tile, Coping, Mastic, and Expansion Joints
Tile and coping often reveal movement before a buyer notices a problem in the shell. Walk the entire perimeter and look closely at every transition.
Look for:
- Loose, cracked, missing, or uneven tile
- Coping that has lifted, shifted, separated, or become hollow
- Failed or missing sealant between the coping and deck
- Closed, compressed, or unusually wide expansion joints
- Cracks that align across multiple materials
- Sharp edges or trip hazards
The flexible joint between the pool and deck helps the two structures move independently. When that joint fails, water may enter places it should not, and movement may damage tile, coping, or decking.
Inspect the Deck and Drainage
The pool deck affects safety, drainage, and the condition of the pool environment. Walk the deck slowly and look for uneven sections, settlement, heaving, loose stones, open joints, and surfaces that become dangerously slippery when wet.
Water should drain away from the house and pool equipment without creating erosion or standing water. Clogged deck drains, improper slopes, and damaged drainage systems can direct water into soil around the pool shell or foundation.
Ask the inspector to identify whether deck cracks appear isolated or connected to movement around the pool. A cracked deck is not proof of shell damage, but the relationship between the two matters.
Operate Every Piece of Pool Equipment
Do not accept a report that says only, “The pump turned on.” The system should be operated through its normal functions when conditions allow.
The inspector should identify and evaluate:
- Main circulation pumps
- Variable-speed controls
- Filter type and condition
- Heater or heat pump
- Saltwater chlorine generator
- Automatic chemical feeder
- Cleaner or booster pump
- Spillways, fountains, bubblers, and other water features
- Spa jets and air blowers
- Automation panels, remotes, and mobile controls
- Pool and landscape lighting associated with the system
Listen for unusual bearing noise, cavitation, rattling, vibration, or air entering the system. Look for leaks at pump seals, filter housings, valves, unions, heaters, and plumbing connections. Confirm that valves move and that equipment labels are legible.
The report should note the apparent age and condition of major equipment when possible. A system can be operational on inspection day and still be near the end of its expected service life.
Check the Filter and Circulation System
Good circulation moves water through the skimmers, drains, pump, filter, sanitizer, heater, and returns. Poor circulation can create cloudy water, algae, uneven chemical distribution, and additional stress on equipment.
The inspector should look at filter pressure, flow, visible leaks, condition of the filter tank, valves, gauges, air-relief components, and backwash or cleaning arrangements. Cartridge, sand, and diatomaceous-earth filters have different maintenance needs and potential repair costs.
Ask when the filter was last cleaned and whether the internal grids, cartridges, sand, or other media have been replaced. A clean exterior does not tell you whether the filter is performing properly.
Evaluate the Heater Carefully
Pool heaters can be expensive, and buyers sometimes discover after closing that the heater was never tested. Ask for it to be operated when weather, utility service, and inspection conditions allow.
The inspector should check for ignition, heating response, leaks, corrosion, venting, error codes, damaged wiring, gas-line concerns, and visible deterioration. A heater that turns on briefly may still have a failing heat exchanger, flow problem, or intermittent control issue.
If the home has propane, natural gas, solar heating, or a heat pump, confirm that the inspector has experience with that system.
Review Electrical Safety
Water and electricity require careful attention. A pool inspection should address visible electrical components, bonding, grounding, GFCI protection, lighting, equipment panels, conduit, and clearances.
Look for open junction boxes, improvised wiring, damaged conduit, corrosion, missing covers, extension cords, and equipment installed where water regularly collects. Underwater lights should operate properly, and any visible defect should be evaluated by a qualified electrician familiar with pools.
The CDC’s aquatic inspection materials identify GFCI-protected electrical outlets and protection from electrical hazards as important safety elements. A pool professional can flag concerns, but electrical defects may require a licensed electrician.
Inspect Barriers, Gates, Doors, and Alarms
Pool safety should be part of the purchase decision, not an afterthought after closing. The Consumer Product Safety Commission recommends layers of protection, including barriers that limit unsupervised access by children.
Inspect:
- Fencing around the pool area
- Gate height and condition
- Self-closing and self-latching operation
- Latch location and accessibility
- Gaps under and through barriers
- Doors from the house that open toward the pool
- Door alarms or other protections where applicable
- Climbable objects near fences
- Life rings, reaching poles, and other rescue equipment
The CDC advises that home pools use a four-sided fence at least four feet high that fully encloses the pool and separates it from the house, with a self-closing and self-latching gate. Local codes and existing-property requirements can vary, so buyers should verify the rules that apply to the specific property.
Check Drain Covers and Entrapment Protection
Broken, missing, loose, or outdated drain covers are a serious safety concern. The Consumer Product Safety Commission advises pool users not to use a pool or spa with broken or missing drain covers and emphasizes the importance of compliant anti-entrapment covers.
The inspector should identify the visible drain covers, their condition, attachment, and whether documentation is available. A buyer should not attempt to remove or test a submerged cover personally.
If there is any uncertainty about compliance or entrapment protection, obtain evaluation from a qualified pool professional before using the pool.
Look for Evidence of Leaks
A clean pool can still leak. Ask how often the seller adds water and whether the pool has ever undergone leak detection.
Possible indicators include:
- Water loss beyond normal evaporation
- Persistent wet soil or unusually green vegetation
- Air bubbles returning to the pool
- Difficulty maintaining pump prime
- Cracks or openings around fittings
- Calcium deposits or staining at a consistent water level
- Automatic-fill equipment running unusually often
- Water bills that increased without explanation
A bucket test may help distinguish evaporation from possible leakage, but it does not locate the leak. A professional may need pressure testing, dye testing, electronic listening equipment, or other methods to identify the source.
Review Water Condition Without Mistaking It for the Whole Inspection
Clear water is encouraging, but it does not prove that the structure and equipment are sound. Cloudy or green water may reflect poor maintenance, failed equipment, or an owner who stopped caring for the pool before the sale.
Ask the inspector or pool professional to evaluate disinfectant levels, pH, visible algae, staining, scale, corrosion, and water balance when that service is included. The CDC identifies disinfectant and pH as the first defense against swimming-related germs and recommends regular testing.
Improper water chemistry can damage plaster, metal components, heaters, salt systems, tile, and equipment. It can also make the pool uncomfortable or unsafe to use.
Inspect the Spa and Water Features Separately
An attached spa is not merely part of the pool. It may have separate pumps, blowers, controls, drains, heating functions, jets, valves, and safety concerns.
Operate the spa through heating, circulation, jets, lights, spillway, and air functions. Confirm that valves divert water correctly and that the spa maintains its level when the equipment is off. Water features should also be operated long enough to reveal leaks, weak flow, clogged lines, or control problems.
Ask About Permits and Whether Improvements Were Approved
Ask whether the pool, electrical work, gas lines, heaters, barriers, and major alterations were permitted when required. Missing records do not automatically prove that work was improper, but they may create uncertainty about code compliance and workmanship.
Buyers should also verify whether homeowners association approval was required for the pool, fencing, equipment enclosure, or related improvements.
Know When the Inspection Needs to Go Further
A pool inspection can identify visible and operational concerns, but it has limits. Additional evaluation may be appropriate when the inspector finds:
- Structural or recurring cracks
- Possible alkali-silica reaction
- Significant water loss
- Deck or shell movement
- Unsafe electrical work
- Gas-line or heater concerns
- Failed barriers or drain covers

Depending on the concern, the buyer may need a professional engineer, concrete materials specialist, leak-detection company, electrician, plumber, gas technician, or pool contractor.
Protect the Option Period and Other Contract Deadlines
Do not wait until the final day of the option period to schedule the pool inspection. Pool specialists, engineers, and laboratories may not be available immediately, especially when the issue involves structural cracking or possible ASR.
Schedule the general inspection and pool inspection as early as possible. Review the reports promptly, obtain additional evaluations when needed, and allow enough time to discuss repair requests, credits, price changes, termination rights, or other decisions permitted by the contract.
