People throw the word luxury around loosely in real estate listings, so let’s start with what it actually means in this market. In Austin right now, a million dollars is roughly where the luxury segment begins, and the region sold well over 2,700 homes above that number in the past year alone. That’s not a niche corner of the market anymore. It’s a real, active tier with its own pricing patterns, its own neighborhoods, and its own set of mistakes I watch buyers make when they cross into it for the first time.
