If you’re weighing new construction homes in Round Rock, TX, the honest answer is that this city has more going on than most buyers realize until they start touring. Round Rock has grown into one of the busiest new-home markets north of Austin, with dozens of active communities, a wide builder lineup, and prices that stretch from entry-level production homes to fully custom builds. Here’s what’s actually happening on the ground right now, and how to shop it without getting steered.

New Construction Homes in Round Rock, TX What to Know Before You Buy Medium

What new construction actually costs in Round Rock right now

Pricing in Round Rock spans a wider range than most people expect. Entry-level production homes from builders like D.R. Horton and KB Home start in the low $300,000s, and that’s where most of the volume is happening east of I-35, where lots are smaller and building is more concentrated. The busiest price band in the city sits between roughly $400,000 and $600,000, where builders like Meritage Homes, Lennar, Taylor Morrison, Century Communities, and M/I Homes are working across several communities at once. At the top end, semi-custom and custom builders such as Drees Custom Homes and Highland Homes are putting up homes in the $1 million-plus range in pockets like the Mayfield Ranch area, where lots are larger and finish-out is closer to bespoke than production.

Those numbers move. Builder pricing changes with incentives, interest rate buydowns, and how close a community is to selling out its current phase, so treat any figure you read online, including this one, as a starting point for a conversation rather than a locked-in number. The way to get a real price is to walk the model home and ask what that specific builder is offering that specific week, and to have someone in your corner who can tell you whether the “incentive” is actually a discount or just a repackaged price.

The communities worth knowing

Round Rock’s new-construction map breaks down into a handful of areas that come up again and again once you start looking seriously.

Teravista sits in northeast Round Rock, spread across roughly 1,500 acres that stretch into neighboring Georgetown. It’s anchored by an 18-hole public golf course, and residents also get a community pool, sport courts, and a fitness center. Because the master plan is large and mature, you’ll find both resale and active new-construction phases inside the same footprint, so it’s worth asking a builder rep exactly which section is still building before you fall in love with a floor plan.

Vizcaya leans into Mediterranean and resort-style architecture, and it prices accordingly, with median prices running north of $500,000. If you want new construction that doesn’t look like every other production home on the block, this is one of the communities to put on your list.

Siena sits close to SH 130, the toll road that connects Round Rock’s east side directly to Pflugerville, the Tesla Gigafactory, and the Amazon distribution corridor running south through Central Texas. If your daily commute runs that direction, the drive-time math here is genuinely different from a lot of Round Rock, and that’s worth factoring in before you compare it on price alone.

Avery Centre is a newer, mixed-use master plan along the A.W. Grimes corridor, with several builders offering townhomes and small-lot single-family homes that tend to price in on the more attainable end for the city. It’s built around a live-work-play layout, with strong access to both I-35 and SH-130, which makes it a common stop for buyers who want new construction without the biggest lot or the biggest price tag.

Who’s actually building here

Round Rock has more active builders than most buyers expect, which is part of why the pricing spread is so wide. On any given weekend of touring you’ll likely run into D.R. Horton, KB Home, Century Communities, Meritage Homes, Lennar, Taylor Morrison, M/I Homes, David Weekley Homes, Coventry Homes, Ashton Woods, Scott Felder Homes, Highland Homes, and Drees Custom Homes, spread across communities at every price point. That’s a good thing for buyers, because it means real competition on incentives, but it also means the floor plan you loved in one community might exist almost identically two miles away under a different name and a different price, so it pays to tour more than one builder before you sign anything.

Buying new construction the right way

The single biggest thing I want buyers to understand about new construction is this: the friendly person sitting in the model home works for the builder, not for you. That’s not a knock on them, they’re doing their job well, but their job is to sell that home at the best price for the builder, not to negotiate on your behalf, catch problems in the contract, or tell you when a “standard” upgrade is overpriced compared to doing it yourself after closing. Bringing your own agent to a new-construction sale doesn’t cost you anything extra in almost every case, since the builder has already built that commission into the price, and it means someone whose only job is looking out for you is reading the contract, comparing the lot premium to what similar lots actually sell for, and walking the home with you before the final walkthrough instead of after you’ve already moved boxes in.

Financing is the other place buyers leave money on the table. Builders often have a preferred lender who can move fast and sometimes covers closing costs, and that can genuinely be the better deal, but “genuinely better” is something you confirm by comparing it against an outside quote, not something you assume because the builder’s rep said so. Round Rock also isn’t your only option if you’re shopping this corridor. Schools and the practical stuff

Most of Round Rock falls inside Round Rock ISD, one of the larger districts in Central Texas, serving roughly 49,000 students from pre-K through 12th grade. I’d rather point you to the source than tell you what to think about it: Round Rock ISD’s own site has current attendance zone maps and campus information, and since new-construction communities sometimes shift between zoned campuses as they build out, it’s worth confirming the exact zone for a specific address before you buy rather than relying on what the neighborhood is generally known for.

Part of why Round Rock keeps building at this pace comes down to jobs. The city is home to Dell Technologies’ global headquarters, which has been based there since 1994 and remains the city’s largest employer, and the population has grown to roughly 143,000 residents as of the City of Round Rock’s own figures. That kind of steady employment base is a big part of why builders keep opening new phases here instead of slowing down.

Frequently asked questions

Is new construction more expensive than resale in Round Rock?
Not always. Entry-level new construction in Round Rock starts in the low $300,000s, which is competitive with or below resale homes of a similar size in some parts of the city. What you’re trading for a lower base price is usually a smaller lot and less negotiating room than you’d have on a resale home that’s been sitting for a while.

Do I need my own real estate agent to buy a new-construction home?
Yes, and it typically costs you nothing extra. The builder has already priced their sales agent’s commission into the home, so bringing your own agent doesn’t raise your price, it just adds someone whose only job is representing you in the contract review, lot selection, and final walkthrough.

Most production builders quote somewhere between six and nine months from contract to closing, though that shifts with the builder’s current backlog, the season, and whether you’re customizing beyond their standard options. Semi-custom and custom builds run longer.

Can I negotiate the price on a new-construction home?
You usually can’t negotiate the base price the way you would on a resale home, but there’s real room in upgrades, lot premiums, closing-cost credits, and rate buydowns. That’s exactly the kind of leverage an agent who isn’t paid by the builder can help you find.
