The closer should be able to answer certain questions about the documents but your lender or I will oftentimes have a better answer for you.

Texas closings are known for thorough documentation. That thoroughness protects property rights and financial interests. I view this not as bureaucracy but as security. It ensures that when keys are handed over, ownership is clear and defensible.

The Title Company’s Role In Protecting The Transaction

The title company acts as a neutral party that coordinates closing logistics, verifies title, and handles escrow. And, they do not represent either party. In Austin, this role of the title company is essential. Title professionals ensure that ownership history is clear and that no unresolved issues interfere with transfer.

Title insurance protects buyers and lenders against defects that could surface later. Escrow ensures funds only move when all conditions are satisfied. I work closely with title teams to resolve questions early and confirm readiness before closing day arrives.

Keys then change hands, and ownership becomes reality.
