What Brushy Creek actually is

Brushy Creek sits just west of Round Rock off FM 620, and it’s technically its own unincorporated census-designated place, not part of the City of Round Rock’s city limits, even though most people lump it in with Round Rock casually. Development started in the mid-1970s on what had been ranch and lime-quarry land, and the community has grown steadily since, from under 6,000 residents in 1990 to over 22,000 as of the 2020 census.

Instead of a traditional HOA, Brushy Creek is governed by the Brushy Creek Municipal Utility District, which runs a genuinely large amenity network: a 21-acre community center and park, four neighborhood pools, an 18-hole disc golf course, a 60,000-plus square foot recreation center, and miles of connected hike-and-bike trails and greenbelts. That’s a different structure than most Round Rock subdivisions, and it affects what you’re paying for through your tax bill versus a standard HOA due, so I walk buyers through that distinction directly.

The whole area is zoned to Round Rock ISD. It sits roughly 22 miles from downtown Austin, about a 30 to 35 minute drive via Loop 1 or US-183 depending on traffic.

Buying in Brushy Creek

Because Brushy Creek has been developing since the 1970s, home ages and styles vary a lot street to street, which means I spend real time walking buyers through what an older home’s systems, roof, HVAC, foundation, mean for near-term costs versus a more recently updated one. I also make sure buyers understand the BCMUD structure before they assume it works like an HOA, since the two aren’t the same thing.
