Buy A Home in Northwest Austin

Northwest Austin isn’t one neighborhood — it’s a wide stretch of Travis County that includes areas like Canyon Creek, Avery Ranch, and River Place, each with its own character, price range, and school zoning. If you’re looking to buy here, the first thing worth knowing is that “Northwest Austin” covers a lot of ground.

I’m Robbie English, REALTOR and Broker at Uncommon Realty. I’ve worked this part of the market for years, and I can help you figure out which of these areas actually fits what you’re looking for, not just which one has listings.

Quick Summary

  • Northwest Austin spans multiple school districts — parts fall in Austin ISD, Round Rock ISD, and Leander ISD depending on the specific neighborhood.
  • Neighborhoods like Canyon Creek, Avery Ranch, and River Place each have distinct pricing, lot sizes, and amenities.
  • Rolling terrain and mature tree cover give this part of Austin a different feel than the flatter neighborhoods east of I-35.

What Makes Northwest Austin Different

Canyon Creek splits between Round Rock ISD and Leander ISD depending on the street. River Place sits closer to Lake Austin and Leander ISD boundaries, about 15 miles from downtown. Avery Ranch straddles Austin and Cedar Park, with sections in both Round Rock and Leander ISD. That variation matters — it affects which schools your kids would attend and how the neighborhood is priced.

I walk buyers through those distinctions before we start touring, because “Northwest Austin” as a search term covers neighborhoods with meaningfully different price points and feel.

How I Work With Buyers Here

I’m not sending you a list of MLS matches and calling it a day. I sit down with you first, figure out what actually matters — school zoning, commute, lot size, HOA rules, resale considerations — and use that to narrow the search before we start touring. That saves you from spending weekends in houses that were never going to work.
