Buying your first home means learning a lot fast — financing, contracts, inspections, negotiation — while making one of the biggest financial decisions of your life. I’m Robbie English, REALTOR and Broker at Uncommon Realty, and first-time buyers make up a big part of my business. Here’s what actually matters, based on what I’ve seen work — and not work — for the buyers I’ve represented.

Know Your “Why” Before You Start

Before you look at a single listing, figure out why you’re buying now. Stability? Room to grow? Building equity instead of paying rent? Your answer shapes which trade-offs make sense — a longer commute for more space, a smaller yard for a shorter one, a fixer-upper for a lower price. When we sit down together, this is the first thing I ask, because it tells me what to actually show you.

Get Pre-Approved Before You Look

Pre-approval isn’t a formality — it’s what makes an offer competitive. Sellers and their agents can tell the difference between a buyer who’s done the work and one who’s still shopping for a lender. I connect my clients with lenders I trust before we tour a single house, so when the right property shows up, you can act on it right away instead of scrambling to catch up.

Look at Homes With a Plan

Photos and listing descriptions leave things out — layout quirks, foundation issues, a busy street you can’t tell from a still image. After years of walking properties with buyers, I’ve learned what to check that doesn’t show up online, and I’ll tell you directly when a house isn’t going to work long-term, even if it looks great in photos.

Read Everything Before You Sign

Contracts, disclosures, title commitments — none of it should be a mystery to you. If something in the paperwork doesn’t make sense, ask before you sign, not after. Think Past Closing Day

Closing isn’t the finish line — living in the house is. Before you commit, think about whether the home will still work in two years, five years, if your family or job situation changes. Getting you to the closing table matters less to me than making sure it’s the right house once you’re actually living in it.
