Cottonwood Shores sits on the Highland Lakes chain in Burnet County, a few miles southwest of Marble Falls on the south bank of the Colorado River below the Lake LBJ outlet. It’s a small, tight-knit town with its own park system, a nature preserve, and two boat ramps, and pools show up often here because lake-country outdoor living is the whole point of moving to this stretch of the Hill Country.
I’m Robbie English, Broker of Uncommon Highland Lakes Realty, and I help buyers sort through Cottonwood Shores listings with a pool — a good one, done right, is a real value-add in this market.
What a pool adds here
Summers on the Highland Lakes run hot and long, and a private pool means you’re not competing for space at the public boat ramps just to cool off. Homes with pools in Cottonwood Shores tend to draw more buyer interest and hold value a little better than comparable homes without one, since the amenity is genuinely useful here rather than decorative.
Cottonwood Shores itself is a small city — a little over 1,400 residents — with its own parks system, a nature preserve, and two public boat ramps on the Highland Lakes chain. That’s part of the appeal: you get lake-town living at a smaller scale and often a lower price point than you’d find directly in Marble Falls or Horseshoe Bay, while still being close enough to reach either one in minutes.
Schools and getting around
Cottonwood Shores is zoned to Marble Falls ISD, with Marble Falls Elementary, Marble Falls Middle, and Marble Falls High School all within about five miles. Marble Falls itself — restaurants, shops, medical offices — is a short drive northeast, and if you want to see everything currently listed there, I keep an updated page for Marble Falls homes for sale.
If a pool matters more than being directly on the water, it’s also worth looking at Marble Falls waterfront homes, or comparing the wider Highland Lakes market, which covers Cottonwood Shores alongside Horseshoe Bay and the rest of the chain. Reach out anytime and I’ll send you what’s currently on the market with a pool.
I touched on a related piece of this here too: Cottonwood Shores Waterfront Homes For Sale.
Before you get too far into the search, it’s worth getting pre-approved so you’re shopping with a real number in hand.
