Cottonwood Shores TX Market Update

Cottonwood Shores sits between Marble Falls and Horseshoe Bay on the Highland Lakes chain, with boat ramps on both Lake Marble Falls and Lake LBJ, which is why locals call it the city on two lakes. It’s a small market, about 1,400 residents in Burnet County, and small markets move differently than the regional averages you’ll see quoted for Austin or even Marble Falls next door. If you’re watching this market, here’s what to actually pay attention to.

Why Cottonwood Shores doesn’t move like the bigger markets around it

Cottonwood Shores is small enough that a handful of sales can shift the numbers noticeably from one month to the next. That’s very different from Austin or even Marble Falls, where enough volume smooths things out. It means a single high-end lake lot closing can skew an “average” for the month in a way that doesn’t reflect the actual trend. I look at what’s actually happening property by property here, not just the headline number.

What I actually track for this market

  • Localized price movement specific to Cottonwood Shores, not county-wide averages
  • Current buyer behavior: how fast homes are going under contract right now
  • Inventory levels and what that means for negotiating leverage
  • What condition and staging expectations look like for lake-adjacent buyers here

Online estimators pull from limited or outdated data and can’t account for a specific lot’s lake access, dock rights, or view. That’s where local, current information matters more than an algorithm.

Two lakes, two very different buyer pools

Properties with access to Lake LBJ tend to draw a different buyer than those closer to Lake Marble Falls, and pricing reflects that split. If you’re buying or selling here, it’s worth knowing which side of town, and which lake access, you’re actually dealing with before you compare your home to a “Cottonwood Shores” average that blends both.

You don’t need to wait until you’re ready to make a move to stay informed.
