Downtown Austin Homes For Sale

Downtown Austin homes for sale run almost entirely to condos and high-rise units these days — there’s very little land left downtown for anything else. The two areas I get the most calls about are the Rainey Street District, where towers like 70 Rainey and The Modern have gone up alongside the older bungalows-turned-bars, and the Second Street District near Lady Bird Lake, where buildings like 360 Condominiums and Austin Proper Residences sit close to the hike-and-bike trail and ACL Live.

What buying downtown actually looks like

Most downtown buildings carry HOA fees that cover a concierge, a fitness center, and often a rooftop pool or lounge — those fees can run anywhere from a few hundred to well over a thousand dollars a month depending on the building, so I always walk buyers through the HOA budget and reserve fund before we get attached to a unit. Parking is usually a separate deeded space rather than included, which matters if you’re comparing two otherwise similar units. Financing can also work differently than a typical single-family purchase since lenders look closely at a building’s owner-occupancy ratio and HOA financials, so it helps to have that conversation early rather than after you’ve written an offer.

Who this actually works for

Downtown makes the most sense for buyers who want to walk to work, to Lady Bird Lake’s hike-and-bike trail, or to the Austin Central Library and the restaurants along South Congress and Rainey Street without needing a car most days. It’s less practical if you need a yard, a garage for more than one car, or a lot of storage — those are the tradeoffs that come with high-rise living, and I’d rather flag them upfront than have a buyer discover them after closing. Resale in the strongest buildings tends to hold up well because inventory downtown stays limited, but not every tower performs the same way, so building-specific history matters more here than it does in a typical subdivision.

If downtown isn’t quite the fit

A lot of buyers who start out looking downtown end up happier a little further out in Central Austin, where you trade some walkability for a yard and an established neighborhood, still just minutes from downtown. Either way, I’d rather show you both than have you decide based on renderings alone.
