East Austin blends old and new better than almost any part of the city. Despite the gentrification of the last decade, it’s held onto real character – eclectic new-build townhomes sit next to historic bungalows on tree-lined streets, and the arts scene here, from murals to galleries to live music venues, is as strong as anywhere in Austin. Residents get easy access to downtown’s nightlife along with genuinely quiet parks and trails a few blocks off the main corridors.

Why buyers choose East Austin townhomes
Most of East Austin falls in the 78702 zip code, minutes from downtown, which is exactly why townhomes have become the default here for buyers who want walkability without a downtown price tag. Townhome ownership gives you full control of your interior and exterior – unlike a condo or apartment – while keeping maintenance manageable, and a lot of newer builds sit within walking distance of parks and greenbelt access that older single-family lots in the area don’t have. A word on financing: some East Austin townhome developments carry restrictions buyers don’t find out about until late in the process – condo-style ownership rules, HOA reserve requirements, or lender overlays specific to attached housing – so it’s worth getting pre-approved and understanding those details before you fall in love with a specific unit.
Neighborhoods within East Austin
If you want more of a working-neighborhood feel with older housing stock mixed in, Govalle is worth a look. On the newer end, Mueller, the redeveloped airport site just north of East Austin proper, has a lot of the same townhome inventory with a more master-planned layout.
