Edgewater is a small waterfront neighborhood on Lake Travis in Lakeway, off the coves near Edgewater Cove itself. It’s not a big neighborhood, and that’s part of why it doesn’t turn over often — when a home here comes up for sale, it tends to get noticed fast.

Living in Edgewater
The draw here is straightforward: Lake Travis proximity, without the marina fees you’d pay in a community like Rough Hollow. Homes sit on or near the water, and the neighborhood is governed by its own HOA (Edgewater II), which is worth reviewing closely if you’re planning any exterior changes — HOA rules on waterfront lots here tend to be more specific than in Lakeway’s inland subdivisions. Like the rest of Lakeway, Edgewater falls in Lake Travis ISD.
Because it’s a small footprint, inventory is thin most of the year. If you want Lake Travis access and Edgewater doesn’t have anything available when you’re ready, I’d point you toward Lake Ridge on Rough Hollow or Boulevard, both also close to the water, or Serene Hills if you’re open to being a short drive from the shoreline instead of directly on it.
Buying or Selling in Edgewater
On the buying side, I watch for pre-market activity here more than in most Lakeway neighborhoods, simply because so few homes list at once. On the selling side, waterfront and near-waterfront homes need pricing and marketing that accounts for the smaller buyer pool willing to pay a premium for this specific location — that’s a different strategy than pricing a standard Lakeway subdivision home.
