Expert North Central Austin TX Real Estate Agents

North Central Austin is really a cluster of neighborhoods — Allandale, Crestview, Brentwood, Highland, and North Shoal Creek among them — built mostly in the 1950s and 60s on the site of old dairy and farm land. It’s entirely inside Austin ISD, though which elementary school a house is zoned to can change from one side of a street to the other, so I always confirm zoning directly with the district rather than relying on a listing description.

What makes this area different from Central Austin proper

Lots here tend to run larger than what you’ll find closer to downtown, with mature trees and more of a mid-century ranch-house feel. Allandale and the area around Hancock skew toward larger single-family lots, while Highland has seen more multifamily and condo development, partly driven by Austin Community College’s Highland campus. North Shoal Creek is generally the most affordable entry point into the area. Knowing which of these pockets fits a buyer’s budget and priorities is most of the job.

Buying in North Central Austin

A lot of buyers come here for the combination of established trees, bigger lots than downtown, and a shorter commute than the northern suburbs. I’ll walk you through which neighborhoods have seen the most renovation activity and where original 1950s and 60s houses are still common — that matters both for price and for what kind of updates you should budget for.

Selling in North Central Austin

Because school zoning and lot size vary block by block here, I build comparables from the immediate area rather than the broader ZIP code, and I make sure buyers touring the home know exactly which schools it’s zoned to before they get attached to the wrong assumption.
