Is Now a Good Time to Sell in Georgetown? Market Timing

The most common question I get from Georgetown homeowners isn’t how to sell, it’s whether now is even the right time. That answer depends on what’s happening in your specific sub-market, not a headline about the city overall. I’m Robbie English, REALTOR and Broker at Uncommon Realty, and this is how I’d walk through that decision with you.

TLDR: The Georgetown Real Estate Market for Home Sellers

  1. Georgetown has several distinct sub-markets, and each one is currently absorbing inventory at a different pace.
  2. Whether now is a good time to sell depends more on your sub-market and price point than on the calendar.
  3. New construction on the city’s edges affects how fast resale homes move nearby.
  4. I track active listings, pending sales, and closed comps across Georgetown to give you a real answer, not a guess.
  5. I’ll walk you through exactly where your home fits before you decide anything.

Georgetown’s sub-markets move at different speeds

Downtown Georgetown, built around the historic square and Williamson County Courthouse, draws buyers looking for older homes with character and walkability, and that pool tends to be smaller and more selective. Sun City, the 55-plus active-adult community, has its own inventory, pricing patterns, and buyer pool largely made up of retirees relocating from out of state. Berry Creek and other golf-course neighborhoods draw buyers specifically looking for that amenity. Newer master-planned communities like Wolf Ranch draw families wanting new construction or near-new inventory, and those areas move differently depending on what builders are currently offering nearby.

Treating all of Georgetown as one market when deciding whether to sell is the most common mistake I see. A slow month citywide might mean nothing for your specific street.

What’s actually driving demand right now

Georgetown has been among the fastest-growing cities in the country for several years running, and it continues to draw buyers relocating from within Texas and from out of state, many working remotely or commuting into Austin. That keeps demand relatively steady across most sub-markets, though pacing still varies by neighborhood and price point, and new construction competing for the same buyers changes the picture street by street.

Is now a good time for you specifically

The honest answer depends on three things: how your specific sub-market is currently absorbing inventory, what condition your home is in relative to its competition, and what your own timeline actually requires. A home in a tight sub-market with limited competing inventory can make sense to list almost any time of year. A home competing directly against new-construction incentives nearby might benefit from waiting for a specific window, or from a different pricing approach. I’d rather give you a real answer based on your street than a generic “now is always a good time” pitch.

Preparing for your specific buyer pool

What buyers want varies by sub-market too. Sun City buyers prioritize single-level living and low maintenance. Family buyers in newer communities want functional layouts and yard space. Downtown buyers often want character preserved, not renovated away.
